I am hearing there are favorable experiences among some TUG's members with the above company who basically transfers and records deeds for transactions between two parties.
I would appreciate hearing comments, good or bad, about this company and your experiences. Thank you in advance, Bill

I have used them twice, and highly recommend them for any transfer that does not involve escrow.

LTT is a document preparation service - they do not provide legal advice, or hold escrow - they will simply prepare the documents for you and mail them.

For those who need additional services, I understand that they have recently become affiliated with an attorney - but you should discuss your needs directly with LTT, because most states do not require you to use an attorney to transfer a deed.

Very positive results for very reasonable price.
 
Very friendly and quick responses to emails. You must still review all paperwork to make sure it is accurate. They fixed what I pointed out. For simple cases, I recommend. I could probably do the recording myself, but I think buyers feel more comfortable with a third party involved. Less hassle for the seller, too. Fees very reasonable.

legal timeshare transfer

I have used their services twice,the results were quick,and professional , they are outstanding ! I will use them every chance I get.
 
I too am now a satisfied customer. They handled the transfer of one of my timeshares and it took a little over a month. Very educational, professional, and communicative.
 
Well done

They did great work for me in transferring deeds into my children's names in the past. When my wife passed away this year they were able to do all the necessary paper work to put the units solely in my name. There were some complications but they handled it extremely well.
I highly recommend them for the service they provide.
 
Another satisfied customer! Quick, friendly, reliable, and cost efficient. I would definitely review the paperwork as I found a few errors - but I would recommend that no matter who you were to use.

Highly recommend them for simple, no escrow transfers. Only 6 weeks!!!!

They are very up-front about not being attorneys, so keep that in mind if that is what you are looking for, or if you happen to have a timeshare in one of the few states that require an attorney to file the deed.

Just remember that this is an outfit which does not and will not handle any escrow of funds. In essence, they only do deed work where no money is changing hands (...or in which any money changing hands does not include their involvement or participation).
 
Very reasonable, reliable & handle any problems that should happen to arise with care. A nearly unbeatable combination of service & performance as it should be. Recommended.

The quasi-escrow option (free) is where any resort transfer fee (check made payable to the resort) and/or any proceeds to seller (cashier's check or money order is made payable to the seller) are sent to LTT. Once the deed is recorded, LTT mails the transfer fee to the resort and the seller proceeds to the seller.

The full escrow option (an extra fee) utilizes an actual escrow account and their attorney handles the disbursements.

It's certainly news to me that LTT offers escrow service, with or without additional cost. That being said, my several dealings with LTT over the past two years all involved zero buyer / seller dollars anyhow. LTT was willing to forward transfer fee checks made payable directly to the resort involved upon completion of deed recording, but escrow is something I did not (...and still don't, actually) know that LTT offers at all... :shrug:

We can handle this several ways. Most of our clients (when there is money to change hands) have their buyers mail them directly a cashier's check or money order (so they do not have to wait for a check to clear the bank) when we notify the buyer and seller that we have received the signed deed, our payment and the transfer fee. Then we hold off recording the deed until the seller confirms recipt of valid payment. The other option is to have them send that same cashier's check/money order payable to you to US and we will hold it in the file until we send the deed out to record and before notifying the resort. The last option we have is for us to use our attorney's escrow account and let him disburse the funds to you and the resort (if any) but this is a $100 charge for this service.

Just let me know which option you choose.

You should be aware that not all states allow persons that are not licensed to practice law in the state where the property is to prepare deeds for a fee, or sometimes even if no fee is involved (an exception is if the genuine preparer is a party to the deed). It is called Unauthorized Practice of Law and is a crime in some states. Of the states with lots of timeshares, this particularly is the case, including Florida, Hawaii, Louisiana, South Carolina, North Carolina, Virginia, Georgia, etc. In spite of their rather Orwellian name, if they are doing this in one of these states, they are engaging in illegal activity.

If any such firm sends you a deed draft that shows the buyer or seller as the preparer, when in fact you know it to be a third party, I would run, not walk, away from that provider, as that is a smoking gun that they are operating illegally and know it.

In some states, this entity's name may be appropriate, but in many states with lots of timeshare, they should call themselve Illegal Timeshare Transfer.

Doing business in Florida using the word ''Legal'' in their name without being licensed attorneys in Florida has been held, in and of itself, to constitute Unauthorized Practice of Law. If the business is doing something like selling clothes that is clearly not anywhere near the practice of law, they would probably not be bothered, but I doubt that would be the case in preparing deeds. Maybe someone should give a ''heads up'' to the Florida State Bar.

I have seen too many invalid deeds recorded by some of these deed mills operated by laypeople who did not know what they were doing, often taking a ''one size fits all'' approach using the same deed form for different states, even though real estate law is state specific and a deed form valid in one state may not be valid in another.

Moonshiners often charge less than the liquor store for their product, and some may even think it tastes better, but it may utilize used car radiators in its distillation and give you lead poisoning. Deeds from unqualified drafters can be the same. You might think you got quick and good service but have a deed that does not give you good title or has other unpleasant surprises.

Moonshiners will always have their cheerleaders, and TUG has shown, so do deed preparers who operate illegally.

Fwiw, as a point of clarification, Legal Timeshare Transfers is actually located in Georgia, not Florida...

You make some valid points, but I simply look at it this way --- I can capably (and lawfully) prepare and record my own deeds as a selling owner / principal in any and all of the states with which I am familiar.
It's certainly child's play to just use the existing valid deed language as a template to prepare a new deed with a new "grantor" and new "grantee". However, having someone else undertake that tedium on my behalf, for low cost, fits very well into my belief that "time is money too --- and my time is valuable to me". :shrug:

Seeing as they send the prepared deed out to both the seller for review prior to recording, regardless of whether it is technically illegal or not, I am very comfortable that their deed preparation is not inferior--and likely superior--to what I would have done left to my own devices. While you may have some hypothetical beef with "deed mills", but in my personal tangible experience with LTT, they were a high quality outfit.
 
I just finished using them for a transfer of a Wyndham in Hawaii. They did an excellent job, were very responsive and had a wealth of information to share. Although they are not attorneys, they do a wonderful job with exactly what they offer. Can not beat the price either. Will definately use them again!
