Renting at Ko Olina week 52

Hi, I have a situation that I need help with.
We are trying to rent a 3 bedroom, week 52 – 2012 at Ko Olina. We received a call from a broker on Monday and he said he might have a client that has multiple units and he might be able to do something for week 52 with his points. So, I get a call today from the broker saying that the owner has it on hold for 24 hours.
My question is, as an owner can you trade points for that week or do you need to own that week out right. I would like to think I’m on the right track but something tells me because it is week 52 that it maybe wishful thinking and it might not be legit.

If the owner is using his DC points, they can technically book any date they want, as long as Marriott has a week in either the trust or exchange pool. The trust has a lot of Ko Olina weeks, but I'm not sure about week 52. It is impossible to say what is in the exchange pool as that is made up by legacy owners who elect points for the year.

So it sounds like a complicated answer, but yes it is possible to book week 52 with points.

why don't you ask a broker to show the proof of reservation? Marriott should have sent an e-mail confirmation to an owner.
That e-mail has all the details - dates, unit size, view, etc...
I would not send money without a proof of reservation.

The broker sent the following e-mail outlining the process. Does it look legit?



Hello Ron,

1 I would send you a rental agreement from Doc Verify to sign also to the owner .
2 The week is paid in full by debit or credit card.
3 you will receive a receipt for payment with a transaction number
4 The unit is a full 3 bedroom ocean view which you may find a lay out on the web site , also the unit is assign upon arrival .
5 Within 30 to 60 days we will send you a new reservation from Marriott with your name on it.
6 I always negotiate the lowest price from the start, $ xxxx.xx is firm.

You should be able to get a reservation e-mail from Marriott with your name added to it almost immediately. I don't know if the 30-60 days is from the time of payment or before arrival, and I would clarify that; I would also insist on it being sent immediately. If the owner truly has the week on hold, they should be able to show you a confirmation e-mail with their name on it, and then when you pay should be able to add your name within a few minutes.

The 30-60 days makes me a little concerned that the owner is on a waitlist and is hoping that he/she will get the unit.

Thanks for the help. I have never rented before and have no idea what the heck I should be asking or for that matter (I hate to admit it) what I'm doing.
I know one thing, that without the help of Tuggers I'm a prime candidate for being scammed.
We are trying to put together a family vacation, our kids and grandkids plus ourselves, total of 6 adults 2 kids and an infant. Airline tickets alone will set us back $$$$$$ so the last thing I want to do is throw a ton of money into something that I’m not 100% sure is legit.

Ron, Check out Redweek.com as looks like they have several listed. good luck. We rent out our KoOlina thru RedWeek but ours is not available:( until 2012. It is a 2BR 2BR Ocean View.
