How Are Rentals going so far this year???

I haven't started listing my summer rentals yet. I charge just a bit over my maintenance so they rent well most years. Anyone have a gauge for how this year is for rentals?

Where were you advertising last year and how did it work out? I used Red week and Craigs List and both got results. Any other good sites you know off? I never have had much lug with TUG adds. Anyone had better luck?
My rentals are just basic family vacation resorts, some of them Gold Crown but my impression is TUG members are connoisseurs who only rent or buy supper nice resort weeks. Am I right?
 
I rented out a couple of units on redweek last month. Both went quickly, at full price, with many other comparable listings present.

I'd say the rental market is at least somewhat better than the last couple of years. I've always been able to rent, but it just seemed easier this year.

I've also heard from a commercial renter that they are inventory limited this year, unlike the past few years.

I found today that the website, TripAdvisor has a program called Flipkey which will list your property for rent on the TripAdvisor network. It appears to cost $19.99 per month after the 60 day free period.

I am not sure how successful they are and if it is very practical if you have just one unit for one week.
 
Nice find. That site has lots of traffic. If it is integrated well, it would be a great place to list TS. I usually use Redweek and it works well for me, but another option is nice to have.

I listed 4 weeks for rental this year, 2 summer weeks at Harborside Atlantis are already rented for the full price. One week was rented through redweek.com a month ago and the other week was rented through atlantis family fun (AFF) 2 weeks ago.
I just rented new year's day week at scottsdale (AZ).
So one more week to go which is a summer week at Hilton Head Island, SC. It is a gold crown resort, but not a big name brand like marriott or hilton. It is the first time I rent this week, so I will see how it goes.
The other 3 weeks I already rented are big name brand (starwood).

I run my own business and economy has been much better since September 2010.
 
Has Trip Advisors changed their rental policy? In the past they did not allow timeshare rentals on their site.

I tried this Flipkey, thinking that if it is linked to Tripadvisor it would have huge traffic. Well its not truly linked to Tripadvisor and I didn't find the traffic to be high. Maybe its changed since I tried it late last year but it didn't produce any sales in the 60 days I tried it. All I did get was some requests to change dates, but no solid leads really.

I'm just so faithful to Redweek because it has never, ever failed me. Granted I'm dealing with Marriotts at prime locations, but for the value Redweek gets it done for me. I use one ad to rent my (3) Mauis and the same is true for my (3) NCVs and (3) GOs. So for (3) $22 6 month ads I rent 9 weeks.
 
Given the prices in some of the responses to my wish ad for later this year, id say rentals are booming =)

I sometimes have multiple weeks at a resort and might try that trick.

yes, you list one week and when it get rented, change to another date. I did the same last year.
 
2011 Rental Market

I have rented weeks in March 2011 for the Resort on Cocoa Beach, and Ron Jon Cape Caribe with no problems.

My pricing is about $100 over the annual maintenance fee, and they rent quickly.

I think 2011 will be good for rentals in high demand seasons. We plan to rent 2 or 3 summer weeks also, when school is out.
 
My summer Cape Cod went quickly, but I'm still waiting for someone to rent [specifics deleted]. This year I added My Resort Network to my usual Redweek listings.

I had 3 weeks to rent for Feb 2011 in Ft Myers Beach. I listed them with TUG and Redweek. Not much action on Redweek - and all of them were businesses, not individuals. I rented 2 weeks on TUG Martketplace and finally posted the 3rd week in Last Minute Rentals on TUG. It rented for less than I had hoped to get but at that point something was better than nothing.

It has been a very good experience and next time I plan to use MyResortNetwork and TUG instead of RedWeek. All in all I'm very happy that all 3 rented.
 
In 2010 we had a few hits on TUG after our weeks were rented. A business that lists weeks like ours contacted us on Redweek. I sent out a mass email to travelers on my email contact list and had two weeks rented out in a couple of hours. I think we could have rented these units out for more than we did. I am considering using facebook this year.
 
Place the add as the status with a link to the resort. Then all your friends list might see it and maybe reply. You can also place adds on facebook that show up on the side of people viewing their pages. It costs by the click.
