I just went in today to look at it, and do see that while the initiation fee is waved, there would be annual dues after 2025:

As a benefit of being a Hyatt Vacation Club Owner with deeded weeks, you're pre-approved for a complimentary THIRDHOME membership. The standard qualifications are waived - and so are the one-time $2,500 initiation fee and your 2024 and 2025 annual dues.

MVC/Vistana are affiliated with ThirdHome at the Ritz Carlton/St Regis ownership levels. ThirdHome, however, allows folks with ownerships in a number of MVC/Vistana resorts to establish their own accounts and exchange their weeks privately as a third-party independent exchange system. As a general rule, they also waive the initiation fee.

The exchange fees in ThirdHome are a bit on the high side, running from $695 to $1,395 or so for a typical exchange depending on the quality/season. They can nevertheless be a good deal if you're interested in the higher tier resorts and private vacation homes. I've got an exchange into a new 4 BR vacation home on the Costa del Sol with a view of Gibraltar and a 4 BR farm house in Provence next year through ThirdHome for acceptable costs to me. I also have an exchange into a 1 BR in a prime location in Venice for two weeks that was relatively inexpensive and seemed quite the bargain.

The annual fee runs at $295 unless you have a waiver for some reason and for certain resorts they have a requirement to deposit a week every year - that might be waived for Hyatt and is waived for one resort I own with, so I benefit from that for all the resorts I use to exchange with them.

As to how difficult/easy it is to find an exchange - it really depends on where and when you are trying to go. It also seems to go in phases; it was a bit tight finding worthwhile exchanges immediately after travel restrictions from the pandemic were lifted but is working out fairly easy now.

Bottom line for me is that I believe that ThirdHome has a lot higher quality exchanges available than I've seen in II or Registry Collection and I've made quite a few excellent trades with them. You do have to know what you are doing, though, in order to get things set up to notice the best availability when it is added and be aware of what ones are the lower end ones that you can get much less expensively through other means.

You have to have something on deposit with them initially in order to do a search, then I believe it requires a week deposit every year unless you own a resort for which that is waived. The deposit requirement might be waived for Hyatt, but I'm not sure.

From the looks of things, it's for vacation homes, yachts and similar.
There is a mix of availability in vacation homes that folks otherwise rent out and higher tier timeshare resorts/fractionals. There are some yachts on occasion, though not to a great percentage of the availability.

I have had great success with THIRDHOME with the Hyatt offer.

I added my 2 Hyatt properties (Sunset Harbor and Pinon Pointe) and I have deposited one of my Pinon Pointe weeks.

I was also allowed to add some of my non-Hyatt timeshares (Westin Lagunamar, Marriott Marbella Beach Club, and HGVC Bay Club) to my Hyatt THIRDHOME account.

Many of the properties in THIRDHOME require a lot of Keys but there are many high-quality low key properties.

Many of the properties with check-in days within a few months get reduced key values (sometimes even down to zero keys!).

The site is easy to use and I think it is a great addition to the other exchange company options.
 
I've been pretty happy with my Third Home membership. We've had a full house in Scottsdale, AZ, a townhouse near a Southern California beach, a 4br in Mexico at Vidanta, a full house on the beach in Australia, a 2br Disney Vacation Club unit, a huge co-op unit in Manhattan, and have upcoming stays in London and Paris. It's more expensive than timeshare exchanges by quite a bit, but you're getting things that might otherwise be very difficult to access.
