Wyndham Westwinds Maintenance fee

I have been considering the purchase of points at Westwinds. The quoted maintenance fee appears to be reasonable (5.70/1000). However, as I look at other Westwinds for sale ads, I see wildly different maintenance fees - from 4.67 to 9.80 per thousand. How can this be? I know there can be deception or mistakes in ads, but this seems so much more than that.

Does any one have enough experience at Westwinds to know if there truly is so much variability and, if so, why that might be?

I asked for an estoppel letter for this particular contract I am considering and was told I could get one after the deed is recorded. That seems odd, too. Thoughts?

If its a 175K points its about 6.0 per thousand including program fee. Thats the lowest you will find there. Thats for a "converted to points" fixed week 2 br summer (weeks 23-35)week. 5.7 per K is last years number probably.

You need to ask what is listed on the deed since thats the only week you can reserve at 13 months. Do this before its recorded unless you are just using it for points

the UDI contracts are as high as 8.0 per thousand.
UDI contracts can ARP any week and other Myrtle beach resorts.

I would ask for some detail of the ownership before proceeding. If an estoppel isn't provided ask for a copy of a maint fee bill or screenshot from Wyndham's website so you know what fee/or ratio you are buying.

OMG I feel so stupid now! I have absolutely nothing to do with this post, but I somehow never grasped that on a converted week you could only reserve that week at 13 months. :doh:

Look at the points chart on this ebay sold listing for 77,000 points. It's a 2-bed for weeks 48-52 or 1-4, the maintenance fee is $1001 or $13 per thousand.

It must be converted from one of those weeks.

Weeks 23-35 are worth 175,000 points.
The weekly MF is the same $1001 so it's $1001 / 175 = $5.72 per thousand.

The estoppel is useless after the deed is recorded. I received many estoppels from ebay sellers prior to auction end. One seller even has them in his listings.

You want to know what fixed week or if it's a udi.

Thanks to everyone for your replies. Very helpful. So now I see how the MF can vary so widely. As always, turn to TUGGERs for anything timeshare.
