Wyndham Resale or more Worldmark Developer Credits?

I am a long time WM owner happy with WM. The number of points wm to wyndham is confusing, but I own about 4 weeks secondary market points and 1.5-2 weeks developer points (depending upon resort) which I can use at Wyndham.
I want more to use at Wyndham, and am in last day to rescind. Just thought about buying directly into Wyndham secondary market but it's very confusing:
1. How many wyndham points translate into a week OR how do Wm equate to wyndham?
2. Wyndham is deeded, so how does this translate to MF and how does that impact how many points you can use for resorts? (At WM, you just buy points and you use them wherever whenever and the points are set by the location/age of resort and season.)
3. For anyone who has both, do they play nicely together? Is it complicated to use them together?

I'm just very confused and not sure what else to even ask!

I'm sure lots of others will chime in - but here's my 2 cents:

We are long time Wyndham Owners and shorter time WM owners. One of our favorite
locations - Windsor in Cali wine country - was difficult to get in to using Wyndham points
so we bought (from the developer, sigh) just enough WM credits (10,000) to go there
every year if we want. It sounds like you are considering the reverse - mostly using
WM credits but sometimes Wyndham to get in to properties/rooms that rarely are
available thru exchange. The exchanges also cost a fee ($99? or has it gone up?) every
time - and from the Wyndham side you still need to wait in a phone queue to speak
to a person to use it - we much prefer online bookings.

To try to answer your specifics:

1. WM credits and Wyndham points are different by very roughly a factor of 10-15.
Our 10,000 WM credits will get us a week in a smaller room at most of the west
coast locations (I think). A good one for comparison is South Lake Tahoe (Zephyr
Cove, NV). I just looked, and a week in a 2BR deluxe in October is 140,000 points.
This location is also bookable in WM. A December week there in a 2BR Queen
is 10,000 credits. Note that many here think the Wyndham rooms are, in general,
slightly nicer in details like appliances and furniture - but we think both are great.

2. The MF for Wyndham deeded contracts vary by the location of the deed. Annually,
the range is about $4 to $7 per thousand points. If instead you buy CWA (different
from deeded - gives reservation priority at a large number of resorts) the current
MF are in towards the higher end of that. There's a detailed study of MFs here in
one of the sticky posts.

3. They don't really play together. In a location like Zephyr Cove you could do back-to-back
bookings in each system, but you'd (probably) have to change rooms. Also each system
allows you to exchange into the other, but there is a fee - and exactly when inventory
is available on "the other side" is a mystery to me. The reservation systems are
entirely different with quite different rules (e.g. no waiting lists in Wyndham) that
are discussed in other posts.

I've wondered the same thing as we have WM but I've been wondering about getting a Wyndam resale to open up options since the booking window is only 9 months.

I did learn something at a presentation last week when we were in San Diego -- apparently the Club Wyndam exchange option is going on line some time this spring so it will now be bookable without a phone call. There will still be a $99 fee, though, so that is something to consider if one wants to trade to Wyndam often.
 
There is no one way to say how many points gets you a week in a Club Wyndham resort. It depends on size, location, and season.

I generally book 2BR units, which can (in Prime season) require 126k, 154k, 231k, 308k, or more.

But first things first, RECIND NOW, and then learn about Wyndham on your schedule.

FWIW, I own in both systems. They are completely separate, both as systems and in terms of booking rules.

You will need to identify where you would like to spend most of your time in Club Wyndham, how often, at what times of year, and what your booking pattern looks like. Only then can anyone make specific recommendations for you.

What Chris said- rescind now and figure it out later.

For Club Pass the exchange rate is approx 16.7 Club Wyndham points = 1 WM credit

Their are some wrinkles to consider - AFTER you rescind.

Most of the WM resorts that are shared resorts with Wyndham (Anaheim, Pinetop, Taos, etc) were transferred to Club Wyndham as part of the Wixon class action lawsuit. And nothing prevented Wyndham from repricing the points when they came into the Club Wyndham system, which they did. So for those the Wyndham side of those resorts cost more credits to stay at via Club Pass, than it does if you book it as WM owner (WyndhamBarter's observation).

Also - when you compare the dues a WM pays to stay at Club Wyndham resort - you will often find that on a cost basis a WM owner can book the resort for less than a Club Wyndham owner pays in dues to own there.

For instance it takes 12.5k WM credits + HK token and $99 exchange fee to book a 2BR red season week at Alexandria. Cost basis to WM owner is around $940. But the Alexandria owner pays in dues to own there.

Some considerations must be made, however. The $940 equivalent is at a $0.067/credit. Don’t forget the TravelShare dues on top of that. Also, some folks may have smaller accounts (no smaller than 13k in this case) that have higher credit MF rates.

So accounting for those things, that week would probably be in the $1000-1100 range.

Now let’s look at the Wyndham owner. There are two cases we can look at: one in which the owner has Club Wyndham Access (CWA), and one in which the owner has a low MF resort such as Bali Hai.

The MF for CWA is about $6.50/1000 points. A 2BR at Alexandria costs 231k points, so this would cost the CWA owner about $1500. This owner can likely book Alexandria at 13 months.

The Bali Hai owner has MF around $4.00/1000 points. So that same unit would cost this owner only $924 (or LESS than the WM Club Pass user). This owner can book Alexandria at 10 months.

The Club Pass owner can only book within 9 months.

So taking the best case scenario, the WM Club Pass owner would “save” about $400-500. But don’t forget the extra cost of developer credits vs resale Wyndham points.

To get a 13k TravelShare account, one would have to shell out at least $26,000.

To get a resale 231k Bali Hai contract, one might pay $2000-2500. A CWA contract might be $1500-2000.

To break even vs the CWA contract, the TravelShare owner would have to stay at Alexandria for 48 consecutive years using Club Pass. ($24k / $500 savings per stay = 48 stays. Since you can’t bank credits for Club Pass, a 13k account holder can only make one such booking per year.)

Alexandria is probably one of the best cases for Club Pass (and it still doesn’t make sense financially), but there are many other resorts where the WM credit requirement is very high (17,000 or more) and the MF numbers don’t work out as well.

For the OP, as you can see Wyndham can be very complicated at first, but once you know what you need, it can be straightforward.
