Hi,
Can anyone tell me if the one bedroom deluxe is nice? I don't have enough points for a presidential. I am thinking of reserving a room for a few days as a Christmas gift for my sister and her husband. Any ideas or suggestions are greatly appreciated. I'm not thinking of Christmas time for the reservation.

If it's like all the other Wyn deluxes I've been in, I'm perfectly happy with them. No, you don't get granite counters and stainless appliances, but they quite comfortable and nice.

I got a presidential once at Glacier Canyon, and decided it wasn't worth the extra points cost to me.
 
The mid town units are smaller than a non city timeshare, but for NY the room is a good size. I loved the location, which is convenient to many things. Parking can become expensive $75 a day for SUV, in Florida I can get a hotel room for that price, but this is NY. Some units have a view of the river.
 
I am staying in a studio right now and toured the 1 BR Presidentials. They are nice and on the upper floors. King bed, same funky kitchen (not granite) as my studio. The bathroom had a soaker and not jetted tub. The furniture is a LITTLE bit more fancy and I think that they are Presidentials because of the view. They are not huge units, but nice. I saw the ones on the 33rd floor.

Here's what happened at the UPDATE...and I will post again what I put in the NY City thread about my studio unit.

OK, just finished the "owner's update"/sales pitch.

There will be 203 total when they get everything converted and can quit honoring the Alex Hotel's reservations (floors 4-10 in really outdated rooms--check TripAdvisor if you want a chuckle).

Update was the group info guy with the same slides as everywhere else. They are focusing on buying NY for the trading power and for ARP. They don't have deeds for sale right now, maybe in a month. So they are selling CWA with the option to convert to a deed OR to take a foreclosed deed. They are really pushy as to YOU HAVE TO BUY NY in order to book NY. Right now there are about 40 units bookable. I got an express reservation. When renovations are complete there will be over 200 units available.

Tour included the nice fitness center and laundry room on the 3rd floor, then up to the 33rd floor for the owner's lounge (can't occupy it yet because the fireplace is not installed yet). It has a LOVELY patio with views of the UN, Chrysler Building and Helmsley building and the East River. It will be great for the Welcome receptions. The 33rd floor is all Presidential Units--they showed two different floorplans of 1 BR. Both had a pull-out couch and a King bed. They also had a "Presidential" studio (not in the book) that had a corner window and was just a little nicer than my regular one--but I wouldn't pay more points.

Breakfast was a lovely plate of scrambled eggs with cheese, bacon and potatoes with yellow peppers. Visa gift card turned out to be $50. Booker said that the presentation would be 90 minutes, but it was 2 hours. Glad I didn't have the sales rep at the next table...she was very pushy. Mine was nice.

Sales said that Wyndham is negotiating to buy an apartment building on the West Side of NYC...it will be a while for that. Also Boston is still a go. Margaritavilles in St. Thomas and Paris. We'll see if any of these come to fruition.
 
This is a snippet of a post from the NYC "must see" thread.

I have a studio and it has plenty of room. King bed, little sofa, desk/dresser with a pull out table. Kitchen is along the hall by the door. Very cleverly designed. The Fridge looks like a cupboard and the freezer looks like two deep-dish drawers below the fridge. The dishwasher also looks like a cupboard. There is a cooktop and microwave, coffee maker and toaster. Full set of kitchen cooking items/utensils. There are plenty of places to eat nearby (Hofbrau haus, Dunkin' Donuts, Wendy's, Subway, Greek place, two delis, an Irish Pub next door and an on-site restaurant. There is an organic "Amish Market" that is down the block and overpriced. There is a fruit stand across the street and lots of food trucks nearby. *The Microwave is also a convection oven and is good sized.*

Walkable to Grand Central Station. Easy to get public transportation from LaGuardia via the Q70 to catch the 7 train to Grand Central. Then you have to walk one long block and 3 little blocks to the resort.

I have my owner's update with free breakfast tomorrow morning. They asked if I wanted an Oatmeal or Egg breakfast. They will show me the property, etc. Gift is an AMEX card for a mystery amount. You have to take it with you to the breakfast and someone in management will open it to reveal the amount. Lowest is $50, highest is $1000. The booker said that two people yesterday got $250. We'll see.... [I got $50].

Will that "owners lounge" be open to all staying there, or just those in Presidential units?

Would not worry to much about this one. Just checked short term availability for the resort and found a studio for half the points with Platinum VIP discount.

I only see one available (single night stay). First available stay of 2 nights showed in November and of 3 nights showed in January. One single night stay in a studio available June 2 at discounted rate. Next single night stay is Aug 4, then 2 nights in Sept.

Until the conversions are finished... and probably well after... this is going to be a difficult booking for desirable times once you're competing against people with ARP. Right now I believe it's a level playing field since they haven't sold any NY Deeds, although perhaps CWA owners are already able to book at 13 months? Based on the expectations of MF$/K rates and valuable ARP, I'm sure if any of these ever get to the resale market they will go for big bucks.
 
I dont think New York is part of CWA

and you are right, they have not started selling New York deeds,At least thats what Becky (my Wyndham Corporate sales lady tells me. If you buy there you are buying a Bonnet Creek deed with Reciprocal Advance Reservation Priority (RARP) at New York..(11 months)
 
As of yesterday, they are NOT selling deeds yet. They are waiting for city approval. They are selling CWA with the right to convert to a deed when deeds are available. They are also selling Bonnet Creek with an 11 month ARP to Midtown 45 attached.

Right now there are 40 units that are bookable. Floors 4-10 are still not renovated but are being used to fulfill Alex Hotel reservations until August. Then these will be available. There will be 203 units total.

I believe that all owners will have access to the lounge. The only other units on the 33rd floor are two 1-BR presidentials and a Studio presidential (odd, as there is NO Studio Presidential in the book).

I am actually looking forward to the apartment building that Wyndham is in negotiations with on the West side. If this goes through, it will be an easier condo conversion with more 2 BRs. I think that most of the units at Midtown 45 are 1 BR and Studios.

I think that the year-round Prime season and the requirement to check in or out on Friday with 3, 4, or 7 days will make advanced reservations harder to get. I had an express reservation for Sunday-Friday--5 days. You can check for first available to see if there are cancellations--or if they have rooms that are finished with the renovations and added on-line.

Location is a bit of a walk to Grand Central Station, but not bad. Easy public transportation from LaGuardia (Q70 to the 7 train to Grand Central).

The rooms are all nice, but on the small size. The space is used wisely and the furnishings are clever for smaller spaces. The 1 BRs are nice. I was in a studio.

Midtown 45 will NOT be in CWA.

They are selling foreclosed deeds there. And pushing the Pathway program.
