Timeshares are expensive to maintain.

In 2024, Wyndham spent more than $2 million each on eight refurbishment projects, including $9.4 million at Mission Valley, CA and $7.7 million at Anaheim, CA.

Plans for 2025 include more than $2 million each on 11 refurbishment projects, including $17.8 million at Angels Camp, CA and $12 million at Big Bear, CA.

Plans for 2026 include more than $2 million each on 10 refurbishment projects, including $15.2 million at Seaside, OR and $10.7 million at South Mt. Preserve in Phoenix, AZ.

How many ranges, dishwashers, refrigerators, and microwaves can you get for $4 million? Add furniture for living/dining areas, bedrooms, bath upgrades, kitchen countertops and cabinets, carpeting/tile, etc.

$4 million sounds like a modest upgrade.

Is there a place this information is published? The only way I know renovations occur are through the resort alerts on the website, which requires going into each resort, or through the resorts news/publication that gets emailed to us. The fact you’ve listed ones out to 2026 is helpful, especially for those who can start booking 13 months out later this year.

It is buried waaay under multiple levels of the "Owner guide" link on the WorldMark website. WorldMark has been super transparent with Treasurer Reports and Management Reports for the more than a decade I have been a member of the Club. It looks like this is one regard where the Club is actually improving (do not even get me started on the disaster of a new website) as the Management Report where I found this is information is the most comprehensive and forward looking refurbishment summary I have ever seen published.

Plan on visiting the refurbished resorts the year after they are scheduled, as plans are often delayed.

It is helpful information for any Wyndham timeshare owner, and interesting information for really any timeshare owner, as to how much money it takes to maintain timeshares.

I’d wager that Wyndham has a supplier that sells them appliances at significant discount, and if they don’t they are fools and shirking on their fiduciary duty. They may even have a direct account with certain manufacturers and buy in bulk. They also probably secure contractors at a lower rate than standard or have their own contractor department though I’d bet they have the latter.

Basically 4 million from a large company like Wyndham buys a lot more than 4 million from average joe.

I seem to remember there was a very short (like one sentence) mention of bulk buying in the section of the annual owners meeting where they talked about renovations and refurbishments.

Edit: I went back and checked, and it was 2023. "So we will keep moving forward with those renovations. We're always looking at, we're constantly bidding out major appliances. How do we get the highest quality for the best price? We obviously have really high volume, so that's a good thing, but we're always looking at ways that we can really save and try to best use those reserve dollars to get the most out of them."

Well, sure. It's not a coincidence that most (maybe all) Wyndham kitchens have GE appliances. They're not going to Best Buy or Walmart when they are doing a major upgrade.

Four million for 100 units at La Cascada comes to $40,000 per unit, ignoring common areas.

I just recall back in my construction days the owner of the company wining and dining appliance dealers to purchase bulk appliances for the apartment complexes we were building, and we saved a ton buying everything all at once. granted this was years ago before covid and price surges but still. I seem to recall buying everything in wholesale bulk saved over 50%, but who knows how much was spent on "business" meetings and meals.
