I don't use my timeshare ever. So here it is for you to use for free.
Everything is paid for up to date. Maintenance fees are $48 per month.
I'll pay for transfer and closing fees.
The great advantage of the point based system is Flexibility.
There are a bunch of Wyndham Resorts all over the US and many other countries available for you to use. They all operate based on the point system. Meaning depending on season, location and size of unit there is a certain amount of points that you have to use to get you 1 night in that resort.
For example in Durango you could stay in a deluxe apartment (4 people) for one whole week in high season for 105,000 points. If you wanted to stay there during quiet season in a 1 bdr suite it would be 56,000 points. With the remaining points you could stay longer or drive over to Pagosa and stay there for a few nights.
At the Branson Wyndham you could stay close to 4 weeks in a studio deluxe during quiet season. And so on.
Let me know which area and what times you like to travel and I could tell you how many points it would be.
In order to hold on to your unused points at the end of each year, you can deposit them into the Wyndham pool which tacks them onto next year's points so you can double up. You may also choose the RCI pool option. In RCI the points will then be converted to one week and can be used around the world at various locations. Last year our family of 5 spent one week at the Gran Mayan at the Riviera Maya south of Cancun with our RCI week... a super deluxe accommodation our points alone would not have afforded us.
Everything is paid for, no debts. Maintenance fees are all paid (EFT monthly out of my account).
Please, feel free to contact me with questions.

For those of us unfamiliar with the Wyndham system. What does 105,000 points translate too? A week in a studio, 1-bedroom, 2-bedroom? During Red season? Green season? White season? Can they be used at all resorts or are they restricted to specific resorts?

105K is a small contract which at an older resort might get a week in the off season in a studio or 1bdr.

Once a member (with a member id) all contracts are placed in one account and the points are used as 'one' ONCE the 10 month before checkin winodw occurs. From the 10-13 month mark, only contracts with the same Home Resort can be combined to make an APR booking.

A small contract has slightly higher fees on CWA membership as the computer system & "free" RCI account fees are covered. With the new interface to RCI, these smaller contracts are becoming harder to again any "booking advantage" back into Wyndham using the low point value deposits (it is taking a lot more points to get a RCI weeks reservation). Gaming RCI this contract might have gotten 4 weeks of deposits under the OLD rules.

If you live/travel near Wyndham resorts and by booking at within the 90 day window, you can "borrow" the next years points and have 210,000 points for use in a reservation (free to borrow). This would get you a 1 or 2 bdr for the week - lesser season, bigger unit (say, Bonnet Creek). The 90 day booking window would mostly block high season reservations - but you would enjoy the advantage of using Wyndham's Resort Specials discounts which are OFFERED to ALL members - mostly in the 10-15-20-25% off selected weeks (have seen them up to 40% off) which might offered when books are low to fill a resort. The RESORT SPECIALs seldom get a lot of TUG press, but an owner of this size of contract should regular check this on the Web site ... IF they can travel in under 90 days or under.

Remember, points are points at 10 months out from the checkin.

Hi Joe,
I hope my edited post makes more sense. If you have questions let me know.
