Wyndham Club pass question

Hi, I just purchased into the Wyndham Club and started looking at reviews and feel like I made a mistake. I purchased 154,000 points and was given 256000 bonus points. They tell you that you can take 2-3 vacations per year but I don’t think the points warrant that. Any insite from owners?

Rescind! You can get 2-3 vacations if they are shorter and/or in shoulder or off season. If you are in your rescission window, cancel your purchase. You can buy a lot more points on resale for next to nothing!

There are several ways, but I purchased all of my points on e-Bay. I know that lots of other folks on this website did as well. The only important thing now, if you're having second thoughts, is to rescind right now, if you are still within the allowed period (different depending on where you were when you bought).

Then come back here and the highly knowledgeable posters will answer any questions you have and you will no longer have any time pressure to make decisions.

For the record, I love my Wyndham purchases. It's a great product if you don't end up overpaying.

There are other timeshare systems to consider.

Rescind and take your time to research. Run anything by this group - or any other of the timeshare systems grouped here. Lots of knowledgable and helpful people (with many opinions :)).

If you are still in your rescission period you should rescind immediately. You can get the exact same thing on eBay for literally a few hundred dollars.

I should also echo that I too love my Wyndham vacations, but that’s because I purchased everything resale and every vacation I take is a great deal.

Hopefully they gave you a paper copy of the directory. If not you can find it on the Wyndham website under Publications without having to log in.

I find it easier to use the paper copy to do this but taking screenshots works too.
Browse the directory to find how many points you'd need for the unit size and time of year at several resorts you think you'd like to stay at.

Most people end up buying several times because when they start out they can't wrap their head around owing a larger amount of points and paying the associated maintenance fees on that many points. You'll spend less in the long run with buying more to start with than making multiple buys. Also you're likely get something with lower maintenance fees if you look for something with a larger number of points because that scares off most newbies.

If you don't own at least 258k points you pay a minimum program fee. For resale, because you don't get Plus Partners, I think it's a minimum of $185 or $0.68 per thousand points. Sorry that might be the 2023 figures but you get the idea. It's not per contract but the total number of points in your account.

When you do buy something it's a good idea to put on your spouse, children or grandchildren who are 18 but possibility 16 as long as they have a driver's license. I've seen some owners say they were able to put 16 year olds on but for sure 18 year olds. Some owners put their parents and siblings on. Another possibility is do you have really close friends that you typically vacation with and would want yo share an account with? Some people do that.

Why is it better to have more owners names on the account? First of all owners are treated better than guests especially when it comes to unit assignments. Also possibly getting a reservation cancelled at the last minute when a resort is overbooked. We're told that owners are given priority over guests when the resort is overbooked. Yes, we've heard of people being notified the day before, the day of and even not finding out until they got to the resort! These last minute cancellations are something we've seen happening more and more in the last year at a number of the resorts.

Having more owners helps you hold reservations. That's especially helpful when you're trying to piece together a stay or plan a big family vacation.

Several years ago Wyndham instituted Owner Priority Reservation lists for a number of resorts. You can find that under the Owner Guide/Resources/Booking Your Vacation/Timeshare Owner Priority Reservations on the website without having to log in. Some resorts are only at certain times and others are for the entire year. You'll only get 2 exceptions per year to use for guests. If something is on the list and you're also staying there yourself then you don't need to use an exception for your guests. However we've heard of guest reservations being cancelled so the common consensus is you leave those reservations in someone else's name who is also on your account then change it to the guest name the day of check in. Here's a kicker. Doing that or just having too many owner and guest reservations at the same time for stays on the lists can trigger Owner Stategies to send you an email or certified letter saying you are commercial renting. Once you get the letter you're now being watched and will get a 90 day suspension from being able to put a guest name on reservations if the decide you're continuing to rent. After that it's a year suspension. There is no explaining anything to Owner Stategies, aka the Wyndham Gestapo, from what we've seen.

I know I've pointed out a few issues with owning Wyndham but please don't let that discourge you from owning. I did that to help you plan accordingly. It's expensive to add owners later; $399 just for the Wyndham fee. It can be cheaper and easier to just buy a small Club Wyndham Access contract, 28k-84k, and add the additional owners that way. Just make sure one current owner's name is also on it and make sure the closing company has your Wyndham member number so it gets added to your account and not put in a separate account.

Definitely rescind. There are some great deals out there. No reason to buy anything from the developer.

One benefactor of my giveaway of some Kingsgate 203K contracts (2 X 203K) actually received Bronze VIP. He is one happy camper. I advised him never to go to a sales' presentation because they could catch that.
