WSJ October Surprise

Opened my mail today. Great News! They're planning on updating the kitchens and bathrooms at WSJ Virgin Grand. BAD NEWS: Assessment of approximately $1038 a year for three years in addition to regular maintenance fees of $1921. Grand total per ownership week $2959.02 this year.

But, we get granite countertops, wood cabinetry, state of the art appliances including a new stove, microwave, refrig, and washer and dryer, oversized floor and shower tile and stainless steel kitchen sinks. Oh MY!

Those new stoves better include an oven.

Owners have already paid for the curent upgrades of new furnishings, lighting, etc.

This will REALLY be the icing on the cake!

We own two weeks, ouch

We own three bedroom pool villas in both building 42 and building 43. If you're interested, all of the three bedrooms are being assessed $1038, the two bedroom Premiums are the same; the Two bedroom townhouses are $865.17, the Townhouse suites are $692 and the Terrace Suites are $519.

What's really funny is this information is buried in the proposed budget. The cover letter states "This increase, and average of $625 per vacation ownership week, will affect your 2009, 2010 and 2011 maintenance fees."
So, ok, I was thinking the 3 bedrooms would be a bit more than $625, but come on, $1038 in addition to MFs?

How does an average of $625 per week come out of this when all but one type of unit (studio) is >$625 - fuzzy math...

OMG!

Gee Wiz! I just finished reading that my Marriott Ocean Club unit is raising our annual maintenance fee 35%, in addition to assessing us $500 a year for two years and now this! I am experiencing a little Timeshare shock - :confused:

I must admit, I am thrilled that WSJ is doing this makeover which will make our units better than GREAT!!! It is something that I can see paying off in the long run and the WSJ is my favorite of all my timeshares. The upgrades will include the bathrooms as well as the kitchen so - I say, lets do it! I can't help myself since I love St. John. Pam :cheer:

Let's not forget about the every building "being fitted with a standing seam metal roof which is stylish, highly durable, fire resistant and long lasting". A roof should certainly be covered in the reserve fund and not funded by a special assessment.

You're hoping that people will not be able to afford special assessments so you can scoop up a bargain? Gosh, I must be in a crappy mood today because I'm not seeing the humor in that.

Boy am I happy--we are getting a complete renovation in Phase 1 of Harborside without any special assessment. It seems to me that costs of renovating should be included in reserves--that is what my HOA in my home does. Are they keeping yearly assessments down but then counting on special assessments?? That should not be how it is handled.
