I found someone offer their timeshare at Woodstone at Massanutten for free. It's a fixed week 52, 4br lockoff. All I need to pay is closing and transfer fees. Is it a good week to own? He said it doesn't trade through RCI. Is it possible that some units at Woodstone able to trade with RCI and some are not? Is it easy to rent out if I am unable to use it? If it's exchangeable through RCI, how may TPUs will it get?

Generally speaking, week 52 at any ski area is a desirable fixed week, as it usually falls on the week between Christmas and New Year's. This tends to be a high-demand week since kids are out of school and families can travel. I am unfamiliar with this particular condo, but they are in the RCI Directory: https://www.rci.com/pre-rci/us/en/resort-directory/resortdetails?resortCode=5711.

I would be surprised if this unit was not eligible to be exchanged in RCI. RCI is usually happy to take membership and exchange fees whenever possible.

I'm sure there are owners on TUG that can provide additional information about this resort.

Hope this helps.

They maybe have a Woodstone unit that isnt converted to Points and instead is eligible in Weeks?

I have a float at The Summit and snag week 51 or 52 each year in order for trading or renting as they're pretty desirable weeks for the reasons rjwehr stated.

If it's a lockoff and your intent is to trade it in RCI you're best value for TPUs is separating the units and having two seperate deposits.

Massanutten rentals always have a lot of competition (often from RCI which often rents below MF's). Also Massanutten charges a resort fee so most renters look at their all in cost. It probably wouldn't be that difficult to rent enough to cover your MF's which would be around $525 per 2 BR side but not always easy and if you can rent for more it won't be much more. I wouldn't count on more than $600-$650 per side and the higher you go the more difficult to rent. In terms of tpu's I would expect around 20 per side.
