Kings' Creek is the other option I know of in RCI that does not have a resort fee (but inventory is usually not so great in RCI).

I do not plan my trips to avoid any resort fee, but if I am staying a full week, I will make plans to avoid the $25 per night free that the DRI/HVC clubs (Historic Powhattan and Greensprings) charge.

My vote would be to stay at Governor's Green as you are thinking ... but I do not know the differences between the buildings there.

The only resort in Williamsburg, VA that I know for a fact that does not charge any resort fees or hidden resort fees is the Marriott's Manor Club @ Ford Colony. This was at our last visit on December 31, 2023.

We also enjoy eating at Food for Thought restaurant on Richmond Road.

A day trip to Virginia Beach: Please avoid the following traffic hours thru the Hampton Road Bridge Tunnel 6:30AM - 8:00 and 3:30P - 6:00PM Monday - Friday.
Heavy Work traffic to Norfolk & Virginia Beach and the VDOT construction of a new bridge tunnel addition from Hampton to Norfolk and from Norfolk to Hampton.

Maybe, Club Wyndham does not charge their owners resort fees.

A day trip to Surry, VA to enjoy the free ferry ride and some plantation homes and some good seafood restaurants in Surry, VA.

Suggestion only: Please use if you have a valid Handicap Parking Permit or Handicap license plate at Busch Garden to park closer to the entrance gate.

Enjoy your stay in Williamsburg, VA.
 
We were just there in November and stayed at the Powhattan, which we really liked, (I left a review on Tug) but while is is bookable via RCI that is not how we reserved, so I cannot advise you on fees.

For activities, we actually really enjoyed our time at Jamestown Settlement, especially the historic firearms demonstrations and all the special demonstrations around the facility. They have a rather substantial visitor's center and we spent 2-3 hours there taking our time exploring.

Colonial Williamsburg is of course wonderful and we also liked Yorktown. We did the National Park visitor's center and then the drive to each of the historic sites and finally some time in the historic town. This was a very enjoyable half day but good weather would be essential. There is also a visitor center in Yorktown that is affiliated with the Jamestown site that a lot of cars were pulling into as well, but we skipped it. However, if you do both there can be savings on the double ticket. We loved Busch Gardens (Verbolten is our fav. coaster there) and when the weather is warmer Water Country has been fun as well.

There were quite a few historic homes/estates/farms in the general area that would have been interesting if we had more time. We did go over to Norfolk, but as some have already advised, we found it much quicker and saner to skip the tunnel and go around via the bridges.

We also grabbed the local shopping/dining/events guide and went out in the evenings. We've been there twice for trips and have attended outdoor concerts, ice skating, meade tasting, etc.

Great post. I booked 2 2 bedrooms at VV Colonies and will be there for spring break as well with the extended family. Avoiding having to fly out. I live in MD so just a couple hours of drive. I booked via II using AC. I didn’t even pay attention to resort fees. Thanks to everyone for the tips. Good luck with your find. Hoping the weather will be great for a nice spring break.

Of the the Wyndham resorts, Governor's Green is your best bet. No fees, indoor and outdoor pools, fitness center, billiards room, mini-golf, free WiFi (four or fewer devices). Kingsgate has a daily amenities fee. Patriot's Place has only an outdoor pool.

We like Building 24 but only because it is close to the main building. Views aren't a big thing at GG.
 
Hilton does not charge Hilton owners resort fees. I maybe wrong.
I believe hilton doesn't charge hilton when they book through Hilton. I believe they charge all the listed rci fees if a hilton owner exchanges into a hilton through rci.

Colonies is nice. It does have a resort fee but I believe it is something like $35 per 2br per week. It is a lot more reasonable than the ones that charge $15-25 per day.

Governors Green, especially the 3 BR units, are my favorite rci exchange. Overall though they do fewer rci (and II) deposits than some of the other resorts so it may or may not have the dates you want.

We like Governor's Green as well. You reserve the billiards room, so nice time with the family. Only one of us can really play pool so nice to not embarrass yourself in front of a crowd. LOL
Also movie/DVD rental is nice. We could not use our firestick due to lack of ports and how the TV was mounted.
It is an easy drive to theme parks.

Unfortunately, they dumbed down the billiards room. It used to have two pool tables that were bigger and better quality than the one that's there now. The table soccer game that replaced one of the pool tables is not often used but when it is, it gets very noisy.

GG also has some nice activities -- wine & cheese on Wednesdays, mimosas and muffins on Sundays (both gratis), things like that.

Good ribs at Rocco's Smokehouse, on the US 60 Bypass.
