Why no Marriott Resort at OBX?

The outerbanks and Wilmington area of NC are the most highly hit area for hurricanes (granted, they are not usually the devestating ones, but they are still the most hit).

Although, I have to say I absolutely love the outerbanks! it is absolutely wonderful there. But, having been there many times, I am not sure where Marriott would get the space. They would have to buy an awful lot of land in order to build a timeshare. Although, if they did build, I might just have to buy it! :) When we were living in NC we used to go to the outerbanks in Sept every year. It was great, no one was around, no lines in restaurants. But, we almost weren't able to go one year due to a hurricane, but it hit 2 weeks before and took out all the steps to the beach, but the house was fine! When we would walk the beach we saw all kinds of "Condemned" signs on house. Lots of homes were destroyed that year. Prime reason not to build a timeshare there.

My opinion on why Marriott doesn't try to build in areas like OBX is because there is a very short "high" season. If you look at rental rates for houses there you will see that the rentals peak sharply from June 20 through August 20 and then fall back. There is moderate activity in late May, September and October, but the rest of the year is really quiet.

You can easily rent a beautiful four bedroom house near the ocean in off season for about $600 per week. The math doesn't work for buying a timeshare and paying maintenance fees except in the high season when that house could fetch $3000 per week.
