Who would be the best broker to use for selling a 3BR at the Virgin Grand Villas? Is there anything different about selling a deed in St. Johns vs. the U.S.?
I can tell you that one of the WSJ weeks I bought a couple of years ago was through Paige Cope of Islandia Real Estate St John (a Christie's affiliate). She seemed reasonably competent...but I was on the other side of the transaction. The other I bought through Redweek.
Very much so (though not so different from NY or HI). You need a local USVI lawyer who knows all the ins and outs of dealing with the USVI's recorders office and tax authorities. I used someone recommended by Paige for both transactions.
I used Resort Closings for the USVI transfers I’ve done. They charged $500, IIRC. Mine were a few WSJ VGV purchases and a purchase at RCC STT. They are affiliated with buyandselltimeshares.com. I don’t think they use a local USVI attorney but they did get the transfers done in about the same timeframe I’ve heard of for folks using one.
The 3 BR VGV pool villas are across the street from the main resort. Each one has its own pool. The othere VGV units are across the street from the main resort and up the hill.
The only mandatory phase, Virgin Grand, is across the street from the main resort....you have to choose one or the other.
Though keep in mind that because of the extraordinary demand for the WSJ (and the extraordinary MFs) few WSJ owners use their options elsewhere. A couple of years ago we chose to buy into Bay Vista for a number of reasons...YMMV.
