Where to find Wyndham rentals?

We are not owners but had rented from Wyndham owners almost every year until about 3 years ago.

Since then most of the listings on eBay, TUG, and other places have dried up. Extra Holidays website is very expensive. What changed?

Just looking for a few week nights in Seiverville/Pigeon Forge TN. Used to be easy.
 
What changed is that Wyndham stopped the vast majority of rentals to boost their Extra Vacations business. That's truth.

And this is one of the things of all the redditors and others here on TUG that say "just rent from an owner" are hitting an issue. For all sorts of reasons, most of the systems have or are currently cracking down hard on rentals "as a business". And that makes even the "normal owners" scared about going outside the official channels, which, wouldn't you know it, make the MF costs look like a steal. Of the regular owners, many don't know or don't want to deal with the rental issues, risks, and taxes.

So this leaves a much smaller group renting a small portion of their ownership, or just the occasional year they can't use a week. Less competition also may let them price higher, and the big platforms add a huge amount of fees also.

So all the "just rent from an owner" is far less easy now, and I think has been for at least 2-3 years. At this point the best thing to do is get to know an owner who might have extra points or a week they can't use who'd be willing to rent it to you directly, but only if they usually do use much of their time. I.e. someone you know and not through the public rental sites. Or to pay up big for the brand website.

Especially if they have any transaction, advertising or administrative costs which have to come off the top of their 30%.

Doesn't seem lucrative.

Anecdotally or not, availability to owners IS up. I think we are all genuinely curious to see what these resorts closing is going to do for inventory. I have seen some scarcity at a handful of resorts outside of 90 days which I have not seen before. These are places I go frequently and during times I have gone before, so i'm familiar with patterns. Still feeling this out, might just be a blip.

For owner rentals, it's 30% if the owner takes the option that only places their rental on EH (which IMO is a losing prospect), or still 40% if Wyndham puts it out through all of their other rental channels/partners. But also, Wyndham places rentals of their owned inventory there too, both on EH and through the other channels. I would guess the profit on that inventory is higher.

Also, if a week listed on EH is only partially rented, Wyndham, not the owner, gets the points lost on the unrented days. I have no idea how this compares to the 30%/40% earnings but it does add to Wyndham's take.
 
We have an owners group for our Wyndham timeshare. People rent theirs out all the time. We have rented our week out a couple of times for maintenance fees. There is also a Wyndham web site that you can book available weeks.

Check RedWeek and get in the Wyndham owners website there are probably a few. You ask for what you’re looking for and someone fills your request if they want. There are a lot of Wyndham owners who know nothing about the rental crack down or owner Priority they probably have lives and hobbies outside their timeshares. I DO NOT. LOL. PRIVATE MESSAGE me if you need more information and advise.
 
Where can I find someone to rent out a 1 bedroom at Palm Aire Feb 28-March 7. ? I missed the window to cancel and will lose points
