What should I buy?

1) Is there a vacation destination you wish to visit most of the time or on a regular basis? if so where?

No destination in particular just some place that is warm.



2) Do you want to visit your home resort at least half the time, or do you want to trade more than half the time?

We like traveling to different places. I could go either way on this. We live in North Carolina. Half of the time would prefer something that is within driving distance (8 hours) other half of the time would be interested in flying and going places outside of the country. Europe, Central America



3) What are your 5 top trade destinations?

Not super picky. Anywhere in Florida, interested in Orlando area. We have a 5 month old that we would eventually like to take to Disney biannually. Georgia & South Carolina beaches.



4) How many people do you usually travel with - total, including yourself?

4-6



5) Can you travel any time, or are you locked into the school schedule? Our travel is pretty flexible now however we will be locked into a school schedule in 5 years.



6) Can you make firm plans 12 or more mos. in advance?

Yes



7) Can you vacation for a full week at a time?

Yes



8) What level of accommodations do you prefer on a scale of 1 to 5 stars?

Minimum of a nice 3 stars (Hilton garden, Fairfield inn etc)



9) How much can you afford to spend upfront, without financing?

3-4k



10) How much can you afford to spend every year for a maintenance fee that will come due right after Christmas, and increase each year?

I wouldn’t want to spend more than I would on a typical vacation ($1500-$2000) especially with the probability of the fee increasing each year.



11) Are you a detail oriented planner?

I can be



12) Do you understand that once you buy a timeshare, it may be very difficult to sell or give away, and you are responsible for all fees, until you do?

Wyndham has a large number of resorts which could align with the destinations you like to travel however, the number of points needed for various locations/resorts in the Club can vary widely so could make planning a bit more difficult. You can certainly find contracts for sale that have enough points to accommodate your travel habits within the price you're seeking.

Hilton Grand Vacations Club is personally one of my favorite and has a lower annual maintenance fee (depending on the resort you purchase) then Wyndham. They have less resorts in their program (not including their acquisitions of Bluegreen andDiamond Resorts) but have several locations in both Orlando (and throughout Florida) and a few in HHI and Myrtle Beach. The transfer/activation fees (one time costs) with Hilton are higher than that of Wyndham so you may need to stretch your budget a little (if you're seeking a property with low annual maintenance fees).

No matter which developer you ultimately choose, it's best to start looking at the points charts for each developer and determine an appropriate allocation of points you'd need (do so by looking at the locations you're likely to visit, what time of the year you'd be traveling, now and in the future, how many guests will be traveling/what size unit do you need and how long will you be traveling for; 7 nights?).

There are a lot of options out there, but what I typically recommend to prospective buyers that I work with is to not only consider an option that fits your needs (most importantly), but one that has a lower annual maintenance fee and a history of resales in the event your travel needs/style changes in the future.
