I see a Las Vegas resale of a fixed week #5 2BR/2BA lockoff MF $850 with 80K RCI points....I don't know a thing about RCI....what would 80K RCI points do for me each year?

I have 78k. It get me most TS, esp. as RCI points can be banked and borrowed. For ex, 2BR HGVC Kingland in Sept/Oct 76,500, HGVC 1BR in Honolulu 61,000. Welk resort near San Diego 2BR 85,000. Smugglers Notch, VT summer 2BR 85,000. DVC 1 BR 54,5000-85,000, but usually 68,000. However, there are better deals for points/annual fees that others will chime in.

That’s a high Maint fee for a small amount of points. I have 89K points for. 500 maint fee. Get a grandview 122K point contract. Same maint fee and it’s in Vegas. There is one on eBay now.

The best would be regal vista 4 bedroom or 2 bedroom 178K / 89K. Those are the best in the system as far as points to MF ratio. Then Grandview 122K. Even Woodstone Massanutten 137K 4 bedroom is excellent! I’d prob put that ahead of grandview

We usually consider a penny a point a year a reasonable point value. There are some a bit cheaper, and some a bit higher, but that's a starting point.

If anyone's goal is to pick one of these up within a few months, you should go with Grand view. The others are challenging to find.

True, the massanutten points have been hard to find. Hoping it stays that way when I decided to sell :)

Yup, from Steve Goodman's song "City of New Orleans", better known by Arlo Guthrie recording it. Goodman was one of my favorite musicians back in the day. Great songwriter, great guitar player, great sense of humor. Sadly, he died young (in his 30's) from leukemia.

If a resort is an RCI Points participant but the ad doesn't mention that the unit being sold, on eBay, is in RCI Points already, does the unit need to be enrolled in points? I want it in points, but not sure if there is a fee to enroll it.

Are RCI points only really valuable for retired people or empty nesters? Seems like alot of the good deals on exchanges are during the school year. Could one reasonably expect to get an summer HGV reservation in Hawaii or a spring break week somewhere decent?

years ago, I bought a "floating summer week 24-32" unit off ebay from a large reseller. When the deed came, it was RCI points. They said I could deactivate points if I wanted the next year. I had to pay a $99 RCI fee to activate the points account. I was happy because summer booking window had long gone. I ended up liking the points better and actually got a much better "deal" with points than if it had been a week.
But, don't assume you can just enroll that resort into RCI points. The RCI points may be automatic with a small fee, but some resorts charge thousands to have the weeks "converted" into RCI points after a resale, even if the original owner had RCI points. you need to get in writing (from resort) exactly what you'd be getting.
IMHO, RCI points: there's more inventory in points and I can still get anything from weeks. the downside is a 2BR will likely cost more RCI points than the equivalent RCI weeks TPUs (but not always), and the 1BR are almost always a better deal via RCI points. It's easier to find prime weeks in points. We only traveled in prime for 10 years. Almost all were obtained via points. My weeks don't do nearly as well.

What I like about points is that at less than two months out, a good many resorts are available for less than 10,000 points making the costs similar to last call prices but with more and better inventory. Not much is available for high season but shoulder season has some gems at a little over $300 for the week.
If you find something at Massanutten as suggested, be careful of the two bedroom units. Some of them are four bedrooms split into two 2 BR units yet the maintenance fee is the same as a four bedroom but you only get half of the points.

If you limit your exchanges to those listed as:

7 Night Exchanges under 10k Points

ou could get up to 10-12, as most are 7,000 or 7,500 each. European exchanges run a little higher, 9,000 is common. There is no sales tax as there is on a "Last Call" but the exchange fee is a little high, $239, I believe. The inventory available is a better quality than "Last Call".

I don’t want to hijack this thread, but for over a year I’ve been considering buying a resale HGVC. My BIL/SIL own at Kingsland and we’ve traveled there without them on our own $, but have stayed in Orlando with them. My wife and I are close to retirement (she is semi and I have a flexible job) and have traveled fairly extensively. We have tended to travel off peak or I’ve been able to find decent enough hotel prices when we’ve traveled in season that timeshare pricing hasn’t made much sense. After reading this thread I’m thinking that we might be better off just buying a week at Massanutten and exchanging into HGVC when we travel alone or with them. We’re within a 7 hour drive there and I really like that area anyway. We have a only child who is 30 and currently lives in Naples FL, so we might like to do something in that area and the lack of HGVC options have given me pause about buying a resale week somewhere else to trade into there. Am I on track here? Thanks.

Depends on what you want. I’ve seen weeks go in the 50-60K range. There are last min deals under 10 but not sure I’d stay in those places.

It’s not always easy to trade into a place so if you want HGVC buy HGVC. If you don’t care where you stay and want something near your kid, look into resorts near Naples. I believe Marriott has a resort there. Only issue there is Marriott is in a different system than HGVC and will not allow you to trade into Hilton. If you want Orlando there are plenty of places to own in Orlando. You can own in Marriott and always trade into Orlando Marriott’s. For that I’d save the week and trade into Naples to see your kid and use accommodation certificates and book Orlando units. With trading into HGVC they also charge you resort fees, so you’ll have MF, exchange fee, RCI membership fee, and resort fee. It may make more financial sense to own HGVC Or Marriott

If you want to stay near Naples, consider buying a HGVC affiliate on Marco Island. You can use it or join HGVC and trade it. We just got a HGVC affiliate for that very purpose. We plan to use mostly, and will join HGVC when we decide to trade for HGVC points.
