What deed type / points needed to secure a 3 or 4 BR Pres 13 mo in Advance?

Hi All! Love Wyndham, but never really owned. You all make it sound like a barrell of roses! (Sarcasm inserted :) )

Joined their Discovery progam ~7yrs ago. Ok value, but I couldn't availability I needed, even 10 months out, and wasn't happy. Still had to rent , but got deals on other places, so not a loss for the year. Wish I'd found ya'll then!

We have been renting 3&4BR pres. suites annually for 8-10 years at Glacier Canyon, the 1st or 2nd week of august, then traveling randomly a couple other times a year with a smaller crowd

If I want to buy resale to lock in the Glacier Canyon spot annually (13 mo out), instead of last minute=ing it, do all ~350-450k points need to be CWA or Glacier deeded to get the 13 months? Or would half work, via multiple deeds with less MF? And either way, will I be able to get this units right at 13 months? Or are those rooms locked off due to some other Wyndamned snag I've yet to learn?

Any other advice?

I've read and taken notes on the most everything here, watched the videos, laughed at enough sales demos to get the stink eye twice - looking forward to joining you in yer misery.

IMHO If you know you want a 3 or 4 bedroom presidential every summer at Glacier Canyon then you should buy there. You may be able to get a 3 bedroom with other points right at 10 months out, but a 4 bedroom would be much more difficult.

You need 400K for the 3 bedroom and 450K for the 4 bedroom for a full week; If you only go 6 days instead of 7 you would cut 80K or 90K off those numbers by avoiding a Friday or Saturday.

It sounds like you already have a workable solution renting.

But yes, if you want to make reservations during the ARP period there, all points you use must be eligible for ARP. What’s more, a single ARP reservation must come from a single “source”—you can’t combine Glacier with CWA during ARP but would have to make it as two separate reservations, because the buckets of inventory are technically separated.

Shouldn't the number of weeks or intervals available in CWA be disclosed to those that buy CWA? I know that MVC has disclosures that indicate the number of weeks their trust owns. I think these disclosures are required in California and Hawaii.

Yeah, it should be in the Public Offering Statement. I have an old one saved (that's posted in one of the stickies here), but I don't know what the most current version is.

EDIT: if I'm reading it correctly (and there are others here who have done a lot more work with this document than I have) as of the 2018 version I have saved it was about 38% CWA.

Thank you! Being able to combine points from a multiple sources / deeds was exactly my question.

Can deeds from multiple sources be combined outside of ARP?

Thanks, I had not thought about the property being carved up like a pie between CWA and local deeds.

Do you think that "hold" applies only during ARP, and then disappears at ten months out, or 45 days out?
