What are some good Independent Timeshares in Florida

I'm looking to find some well run, independant timeshares in Florida. I love Naples, but on our last trip we drove to Venice to help my hubby's aunt. I had never been to that area before and it was so nice, granted we were only there for a Friday, Saturday and a Sunday. So now I've decided that I need to start looking to find independent timeshares that are a great value and well run that I can exchange into or buy into.

I welcome all suggestions

Just southern west coast or up the whole west coast? East coast?

Hi @Panina ,

The only areas of Florida, I'm not interested in is the Panhandle, the Key's ( I already own there ), Orlando. I would love to find something from St Pete down to Naples and or Vero Beach down the Hollywood.

These I believe are all independent timeshare. They all sell timeshares in house. I actually owned at two in the past, Hideaway Sands and Gulf Tides, loved them both. Not sure how high maintenance fees are now. I also will be looking for an additional timeshare as soon as I unload the last one I own with my ex so please let me know what you find out as you pursue your search.

None in Venice. Used to be a few at Ft Myers beach but the hurricane destroyed them. A few near Sarasota noted in the above post.

We loved Little Gull, but a hideaway Sands was not very nice. Do you have RCI?
I really like Via Roma and Resort 66 on Anna Maria Island, they are part of Bluegreen, but the majority is wholly owned fixed weeks.

We lived Little Gull, but a hideaway Sands was not very nice. Do you have RCI?
I really like Via Roma and Resort 66 on Anna Maria Island, they are part of Bluegreen, but the majority is wholly owned fixed weeks.
If you get a beachfront unit it is nice enough. Makes all the difference. Yes small and a bit dated but the views are priceless.

We had a peak from bedroom windo, but really bad weather. We ended up returning to Fort Myers /Naples area and buying our house.

This statement is factually incorrect. The only (two) timeshare properties "destroyed" by Hurricane Ian on Fort Myers Beach in September, 2022 were Estero Island Beach Club and Lahaina Inn. Both properties have since been demolished. Estero Island Beach Club may be rebuilt someday; Lahaina Inn will not and its' land parcel is up for sale.

Others of the (numerous) timeshare properties on Fort Myers Beach include Bel Air Beach Club, already repaired and open. Tropical Sands Resort is planning to reopen sometime in June, just a few weeks from now. Island Towers, Caribbean Beach Club, Mariner's Boat House and Windward Passage are some of the other Fort Myers Beach timeshare properties damaged (not "destroyed") by Hurricane Ian in September, 2022 but currently under repair, still indeterminate months away from being able to reopen.

All of the above referenced Fort Myers Beach timeshare properties are "independent" (i.e., no "chain" affiliations). There is a handful of different management companies among them, some notably better than others.

@rapmarks , thanks so much for the recommendations...I'm not a fan of Bluegreen, so I probably will not pursue any owned by them

@theo , thanks - I love the Ft. Myers area, so I will check out the list above and see if I can find any deals.

Sanibel Beach Club I, on Nerita Street, plans to reopen this coming June 1 (2024). It is independent.

I have the opportunity to purchase a bay side unit - Little Gull for week 48 for $1,285, does everyone think this is a good deal for a 2 bed / 2 bath unit?

It's $750 for the unit + $495 for closing +$40 for taxes = $1,285 and the MF's per year are $1,265.00.


I own weeks 49 & 50 in Naples at VBHC and it would cost me about $4,500 to purchase a week 48 there, so I thought this would give me 3 weeks in December in Florida.

I would love some advice

Whereas this is a good price if it is what you want, are you sure you really don't want the 3rd week a VBHC? In the long run the additional cost over the years is not much.

Your prior post said $4500 To get week 48 at VB that is why I asked the question but $16k is a bit too much.

One other thought another at Sunrise Bay in Marco Island? I know in the past you were quoted $5500 but with a week 48, if they still have a week 48, you can try to give an offer much lower like $1500. I remember years ago for a similar week I did and the HOA took it.

Hi @Panina, I should have been more clear, the $4,500 at VBHC would be the total cost if I could find a week 48 foreclosure unit for sale on the bay side, currently there are no foreclosure units for sale with a week 48... However they have a gulf side unit for sale by an owner for $16K

@rapmarks, I'm so busy visiting friends and family, when I'm there for the two weeks I'm there in December, that I know for sure a 3rd week there would be magical... I just do not want to pay the high dollar amounts that the owners are selling them for and like to purchase off the foreclosure list, The November & December foreclosure weeks go very quickly
