What are payments considered late

It depends on the property, but most have a 45 day grace period

Take a look at your billing statement.
You can find a copy online under your HOA information (see images below from older posts.

After the Payment section, you should see the HOA Statements section with a link to download the PDF (see screen capture below).
The MF Statement document will contain the Due Date. I believe all MFs are due January 1.

As stated above, check your billing statement. The grace period varies.

For example, here’s a copy of my 2020 billing statement for HGVC Flamingo one bedroom platinum (see photo below). For the Flamingo, it states at the bottom of the statement that the total amount is due within 45 days of the due date to avoid the penalty (late fee plus finance charges).
