Westin Lagunamar extra fees for MVC Trust point reservations?

Hoping someone who has recently traded into Lagunamar with MVC Trust points has insight into this. The Westin Vacation Club Resort Advisory gives this information:
HOSPITALITY TAX AND ENVIRONMENTAL TAX
The State of Quintana Roo assesses a hospitality tax that is due upon check-out:
Studio Premium Villa: MXN$90.94 per night
One-Bedroom Premium Villa: MXN$153.69 per night
Two-Bedroom Lockoff Villa: MXN$244.63 per night
The government of the Mexican state of Quintana Roo enacted a new tourist tax which, as of April 1, 2021, is currently Mx$224.00 (approximately US$11.00) for all international visitors to Quintana Roo. The tax will apply to all international visitors over 15 years old. Please visit https://www.visitax.gob.mx//sitio/ to pay this required tax prior to your arrival.

"Effective February 1, 2023, daily environmental fee of $72.62 MXN pesos up to $145.24 MXN pesos will be added to room rate. Certain Bonvoy benefits do not apply at this resort."

My questions are-- Since we pay with Trust Points and "room rate" is points, are these fees extra to that?
Is there both a Hospitality Tax and an Environmental tax due at checkout?
Has anyone actually seen it on the checkout invoice? If so, can we pay with points? Both of these fees could add about $15 USD/nite to a 1 BR.
Also, what has been your experience paying the Tourist Tax? I have read that at departure no one seems to know about it.

Yes, you still have to pay it. Keep in mind that it is not a fee, it is a tax mandated by the Mexican state of Quintana Roo, and the resort is obligated to charge it to everybody, whether you own there, exchanged in, rented from the Marriott website using cash as if it were a hotel, or any other way that you secure a stay there.

Also note you divide those numbers by about 17 to get US dollars.

We went ahead and paid the Visitax online and got a receipt, although general consensus is that it's not being collected consistently. There is no way to pay it at the airport, and apparently few travelers are aware of its existence, and customs doesn't check.

We went ahead and paid the Visitax online and got a receipt, although general consensus is that it's not being collected consistently. There is no way to pay it at the airport, and apparently few travelers are aware of its existence, and customs doesn't check.
We stayed at Lagunamar in August and yes we paid a daily tax/environmental fee. It was like $15 and I don't see what the big deal is? Yes, your room rate will be $0.

We stayed at Lagunamar in August and yes we paid a daily tax/environmental fee. It was like $15 and I don't see what the big deal is? Yes, your room rate will be $0.
On another Forum, someone mentioned the Environmental Fee is 67 pesos per night, paid at departure. That is helpful to know. We usually try to pay in local currency. The exact amount may depend on size of the unit.
