Westin Kaanapali MF Question

We are looking at a potential purchase of a unit at Kaanapali. Seller shows MF for 2024 at $4,613. Seems insane. Can anyone tell me if that is due to a one time assessment or special fee? Or, is it just the regular annual increase getting out of hand? I know there was a property tax increase but that should only account for a few dollars. If $4,600 is just the beginning of ever increasing MFs, I can't see making the purchase.

Any insight appreciated.

Is this oceanfront deluxe/corner at the south villas? If so, it's not a mistake and not a special assessment. I think it that number possibly includes the Abound Club Dues and as a new resale buyer you might pay a VSN fee which would be a maybe $100 lower.

Marriott increased many resorts at 15%+ this past year and 10%+ the prior year, using inflation as the culprit. I'm still upset about it because we own with Disney too and those MF increases were much, much, much more reasonable for resorts in the same county and even nextdoor to some Marriott resorts. It begs the question, how and why did this happen at Marriott/Vistana?

The corner oceanfront units are larger and have MFs higher than the other units. The center oceanfront units are smaller and have MFs like most of the OV and IV units (about $1000 less) but will likely cost you more upfront. Whether any oceanfront unit is worth 3x more than an oceanview unit is a matter of debate. But the supply of the OF units is limited and buyers/owners could justify the premium in the past. Your guess is as good as mine about the future.

My oceanfront deluxe 2024 maintenance fees were $4382.66, which does not include the Abound Club fee. The fee quoted is probably accurate for a deluxe (corner) unit plus club fee. The non-deluxe units are on the order of $1000 less.

Don’t buy. The MF is crazy. Either buy elsewhere and trade in or just rent. You’ll sleep better.

What is really crazy is buying an IV Deluxe or OV Deluxe unit at WKORV. To pay $4,300+ in MF's for a unit in Building 4 (away from the ocean) is more expensive and less flexible than renting. Not to mention that many of the IV Deluxe units come with the parking lot view.

Insight would be easier if you were more specific. To point… was this a OF Deluxe (corner)?

The MFs are listed in the MF Database.

There was no special assessment.
Sometimes people add the Abound fee to the MFs, but these are different things because while MFs are the same - the Abound fee is dependent on number of Ownerships and which one the Abound fee is associated with.

Ours for Westin Maui 2 bed lockoff (Ocean View) this year were like [$3,700]. At this rate they will be far more than straight renting in the next couple of years. How does that play out? Why would I keep paying MF's if I can rent for cheaper? Wouldn't this whole thing fall apart? I inherited my TS so was never totally bought in but it does seem like it's getting crazy.

My WSJ Sunset Bay is over $2400 for EOY, so $4800 for a week. St John and Hawaii are getting very pricey!

Our WKORVN 2 br OF lockoff maintenance fee for 2025 was $3724.65, so the OP's unit in question has to be a south OF corner.

I own there too but we use the studio for 15 days when we go. It would coast a whole lot more than $4800 for 15 days in St John. Fortunately it’s just the two of us.
