I am being offered Welk Timeshare resale for 1k - 540k yearly points starting next year with 3200 HOA. I wanted to understand any gotchas with buying such a resale? Should I go for HVC points or buying a Welk resale that can be traded is a good idea?
 
You could get 540,000 points for $1,000? That's a good deal.

Those 540,000 points will get you three weeks in a large one bedroom *OR* four and a half weeks in a small one bedroom *OR* one week in a two-bedroom plus another week in a two-bedroom lockoff (two kitchens, two living rooms, two bedrooms and two bathrooms). There are many other combinations that could come from 540,000 points.

EDIT: I don't think there's a difference between "HVC points" and a "Welk resale." All Welk points are HVC points now.

Let us know if your deal goes through. A $1,000 asking price risks Hyatt exercising their ROFR (right of first refusal).

Your first question is a great question, but one that I can't answer right now. We (HVC owners) were just informed that II has re-evaluated HVC deposits. I can tell you that HVC used to trade very well in II, but I don't know what these changes will do.

Your second question is a qualified yes. I know that exchange fees for Hyatt properties are reduced, but I don't know if preference is given for HVC owners. I'm not even sure how to find out.

If you can obtain a copy of the II Buyers Guide for Welk Owners, it will have details about preference. You probably need to obtain this from Welk.
 
Thank you for that information. So, If I do get the Welk points based ownership, I can go to any of the Hyatt properties that I can go with the vacation club points right? If I can trade into II and get some international trips once in a while, that would be great as well!

With a Welk point ownership, you can only use the points at the legacy Welk properties. To go to former Hyatt Residence Club resorts, you need to use II.

@dioxide45 is correct, Hyatt Vacation Club Platinum Points only work at the legacy Welk properties: San Diego, Palm Springs, Branson, Cabo San Lucas, for sure. I also think that Breckenridge, Lake Tahoe, and Santa Fe work with Platinum Points. You can trade in II for other Hyatt properties, as well as those international trips every so often.

I'm sorry that I misunderstood your question and gave you incomplete advice. I learned something new from @dioxide45, too!

Actually, if you go on the TUG Marketplace, you can get 540K points for FREE! (or 180K, 240K or 300K pts). Or even 720K points for $900. It's really about how much in maintenance fees you want to take on. I talked to one of the guys who posted his points for free, and he seemed very legit; just looking to unload his parent's timeshares they've had for 20+ years. How hard it is to find good legacy Hyatt weeks through II if trading in welk/platimum points? Is there any priority for welk/platinum members for hyatt legacy weeks over other II users? Thanks!

I got 240000 points a year for free. MF are 2200. How much at the fees on 540000?
 
For 2025, MF are calculated with a base rate of $965 plus a per-point fee of $0.00557. So the MF on 540,000 points is $3,972.80.
I don't know about all Hyatt Properties but Hyatt Heritage in Key West runs about 275000 a week for 2 bedroom in May which I like (pre hurricane season) My problem is I only get 240000. I'm debating on buying another for more points.
 
likely $1000 too much in the asking price...id bet you could find them for free in multiple places with the owner paying closing. they are very hard to get rid of.

also 540k is alot with a hefty annual fee that will continue to rise. do you need that many points? are plenty of welk ownerships also offered for free at lesser amounts!

we always suggest reading up and learning the system before you buy, not after!

That is a decent amount of points. I'm planning a trip in the spring to Key West and it is 275000 points for a 2 bedroom for a week. You could probably find a free unti with that many points though.

Never buy a timeshare from this place.
They lie and change their policies and you always end up with "not enough points"... I was able to legally exit mine and a major weight was lifted from my shoulders, after wasting thousands of dollars.
Even though I legally exited their timeshare for fraudulent and predatory sales tactics, the stated it was an involuntary repossession, negatively affecting my credit report.

I would give negative 10 stars!

I know most of us have been approached by timeshare exit companies and most seem like scams, but I was contacted by SDS Properties and they offer a money back guarantee. Was was hesitant but spent about $3K and thought; what do I have to lose?
I was able to legally exit in 9 months, official as of 12/1/24. I stopped paying so my credit took a temporary hit, but they have a credit service that disputes on your behalf and my scores are starting to come back up.
I'm not trying to sell anything. but this perpetual debt was a major burden for me and my family and if I can help people get out of theirs, I will be posting this everywhere I can!

The reality is that you would have had the same result if you had just stopped paying on your own and saved $3K. Your score probably would have started to come back on its own too. They aren't offering anything you couldn't do yourself. As you noted, it doesn't matter what they claimed in the letters they sent about it being "predatory sales tactics", Welk still foreclosed. That is what happens when you stop paying.

When you say "this place," what company are you talking about?
