I had three reservations at Ocean Walk for a family reunion starting August 22. One was a 1BR Suite, one was a 1BR, one was a 2BR lockoff.

I had been looking for upgrades for some time to no avail and of course we are now inside the 15-day window for cancellations. And my experience is that cancellations and upgrades are rare within 15 days of check-in. That could be because I'm not able to keep checking dozens of times per day.

Anyway, this afternoon I was in Wyndham's reservation site for something else and just for grins, clicked on the Search for Upgrade link for the 1BR Suite. Up pops a 3BR Deluxe so I grabbed it. Then I put in for an upgrade for the 1BR and got another 3BR Deluxe. The 2BR LO had already been upgraded so I checked availability and booked another 3BR Deluxe unit. Then I cancelled the 2BR LO.

I have no explanation for this. At first, I thought it might be units coming back into inventory after refurbishment but that can't be it because subsequent weeks still show no availability.

Somebody lost a bunch of points cancelling three 3BR units inside 15 days.

Perhaps Wyndham was holding them out for some maintenance event and just released them? There was a similar thing earlier this week with a bunch of weekend availability appearing at Glacier Canyon for November and December.

Better take a snapshot pic of each of the reservations now. This would be helpful at check-in if things get more weird down the road.

Today is 15 days before August 22.

If Wyndham were "grabbing everything" within 30 days for Extra Holidays, as some people seem to think, reservations such as these would not have survived.

A weird thing I noticed at Ocean Walk are several bus loads of senior citizens in a tour groups from the east coast staying at Ocean Walk in February for 14 days. We spend our winters in Florida, mainly at Ocean Walk and these senior citizen tour groups show up every year and stay in both towers. And last February many owner reservations were cancelled because of the South Tower flood (main water pipe burst on the 13th floor).

Whose is providing this tour company 14 day blocks of rooms? Wyndham maybe? If so isn't it at the expense of the owner who can't get a reservation at Ocean Walk during that timeframe? These tours are booked a year in advance according to some of the people I talked to so something is fishy (weird) about it. I don't know of any mega renter who could reserve that many rooms annually for that amount of time. Anyone have any ideas?

If an owner who turns their reservation over to Extra Holidays can they cancel it prior to 15 days so they don't lose their points if Extra Holidays doesn't rent it by then?

You don't know til 30 days after the end of the reservation if EH rented it or NOT.

Excellent question ... have you attended the HOA meetings to ask? Have you written the HOA President to ask? As I own a chunk of points there and have considered also becoming a Snowbird in residence .... I would not want to have the bus crowd "knocking me out" to Orlando & Mouse-ville

I never thought about asking the HOA and I don't think they would know. I own a million plus point at Ocean Walk and the only APR for Daytona 500 and Bike Week. We usually can get the rest within 60 days. It's a great place to snowbird. The bus crowd isn't bad. They are either in their rooms or sightseeing on the tour buses. I only see them coming and going when and loading and unloading the 3 buses.
