I am looking for a fixed summer week in Panama City Beach at Landmark Holiday Beach Resort. If any one has a week they want to get rid of please send me a PM.
There is a rental in the marketplace for July, week 26 for $1200. It might make sense to just rent for a few hundred dollars over your MF's. If you are still set on buying,
1. Put a wanted ad/wish list on the marketplace.
2. Call the HOA. They may have some inventory available.
3. Check with CJ timeshares. They will be able to find one for you.
4. Join TUG. If I had two people wanting the same week, the TUG member (and helpful member to others) would get it first... Just sayin'...
I own a floating week at Landmark but having kids in school there are only two weeks I can use. It is very hard to get one of the two weeks I need.
I am at Landmark this week and have talked with the Sales person. They did offer me an upgrade but hoping I can find one cheaper than what they quoted me. If not I will probably go ahead and take the upgrade they are offering as I know we try to go to the beach at least once a year.
If you really can only use dates for two weeks due to school schedule and need to buy a fixed summer week for one of those 2 weeks in an ocean front resort, you are better off to place a wish ad in the marketplace like gnorth16 said.
The TUG fees seems a much smaller investment that an developer upgrade.
Do not buy a week to use in the summer at Landmark UNLESS it is a fixed week. Promises of trading in on points, through VRI, etc, will not actually work in most cases. I owned 2 floating weeks and searched and searched until I finally found a fixed summer week. All weeks 23 through I think 32 are fixed weeks. These owners use them or rent them. Rarelly are they deposited with VRI or in points. The only way tobe assured a June, July, or August week at Landmark is to buy a fixed week. Feel free to PM me. And no I am not going to offer to sell you my fixed summer week, just free advice from an owner at this resort.
We also own a fixed week 27 at Landmark and we use it every year going on six years now. I agree fixed weeks are hard to come by at Landmark. If the salesgal at Landmark has one you might want to consider it if the price is not too much.
$1200 for rent for week 26 is a pretty good price. I think Landmark rents week 27 for around $1800 to $2000.
