VV Berkshires hold back units for summer 2027

I travel to the Berkshires every summer and usually can book out 18 months via RCI Exchange with great availability.The resort has very few units posted as of today. I am guessing since Wyndham Bentley Brook (across the street) closed on 31 January, I believe they are taking advantage to generate more income via Nightly Rentals in the prime July-August time periods.
 
I am always curious how much of that Rent goes back into operational budget. So If it rents well does the maintenance fall or at least stay lower?
 
I am not an owner, but yes, the daily rentals are more lucrative to the resort than the RCI trade, so theoretically it should increase the resort’s income and reduce MF’s. Since VV also advertises on travel sites such as booking.com, they would just have to pay the 3rd party commission and then bank the rest.
 
Inventory to trade into is generally not there because the resort put it there. It is there because an owner deposited their week for points or as a week to trade for something else.
