Villa Group / UVC / Resortcom Int Transfer Fee

Hello all. I was wondering if anyone could confirm and comment on their experience.

Is it true that a resale of a Villa Group Resort (Villa Del Palmar Cabo, VDP-PV, VDP-Cancun, VDP Del Arco, etc etc) is subject to a transfer fee of 10% of the original purchase price?

I was just informed, but not confirmed, that this is the fee if it is a broker assisted transaction, but .......

the fee is still the same flat $100 if it is not broker assisted.

I am trying to buy a unit off RedWeek that is listed by a broker. They require the large 10% fee. If I buy from a personal party, I'd like to be sure that the fee will only be $100 and there is not some sort of after the fact fee that I will be hit with.

Playa Grande/Solmar raise transfer fee by 1000s

There is a thread on the Playa Grande owners website and Trip Advisor stating that Playa Grande and Solmar has raised their transfer fee again according to Resortcom who is their transfer agent and MF processor.

The new fee announced is 10% of the original sales price for owners who sell their unit directly and 40% of the original purchase price for owners who sell their unit using a broker or closing agent (Ebay etc).

On a contract that originally cost $12,000 the resort transfer fee is now $1200 for an owner sale and $4800 for a broker/closing company assisted sale. The transfer fee was $250 three years ago and raised to $500/10% a year and a half ago.

I am reading 10 % of original Purchase Price if it;s a FSBO,
40% of Original Purchase Price if a closing company is used

Perhaps SeaGull (Wastegate) has met his match . . . . . ?

To my knowledge the 10% transfer fee for UVC / Villa Group is a rumor that was never substantiated in fact. UVC / Villa Group have no relationship with the Playa Grande / Solmar group other than they have both contracted with ResortCom for services. They are separate/unique developers. What is true for Playa Grande / Solmar is not true for UVC.

This rumor resulted when a tugger reported that one of the bigger UVC eBay resellers (CJTimeshares) was abandoning the UVC resale market as they had been told of this fee by ResortCom. The fees were not confirmed at that time. I note that CJTimeshares has been back in the UVC resale market on eBay for a while (they have one current listing at this moment) without any reference to the 10% transfer fees in their listings.

I believe this rumor began as a result of the Playa Grande / Solmar changes at ResortCom. Since ResortCom provides similar services for a number of timeshare developers it was assumed that all developers that utilize ResortCom services would implement the same fees. However, ResortCom is providing services not directing policy - each developer implements their own policy.

I met with a UVC representative in San Diego in September and was told there were never any plans for such a fee. The UVC website FAQs do not indicate any such fee. No Tugger has reported such a fee for UVC.

I had two friends with us last Feb at Villa del Arco. After that trip both bought resale Gold units. The last one closed in July 2012 with no mention of such a fee.

That's a lot of data points that indicate no such fees have been instituted. I don't believe UVC has ever instituted such a fee...but I don't work for UVC. I could be wrong...the best course of action would be to call UVC and ask.

Should I learn something that contradicts my comments here I will post a followup later.
