I have stayed many times at the Grand Luxxe on both coasts. Recently, I have been receiving frequent emails to book a stay at 80% off with complimentary breakfast for one week. To take advantage of this promotion, you must call a 1-866 #. I’m sure this is either a scam or a ‘with strings attached’ promotion. Your thoughts?

Looks real to me, had four of 'em since May, here are the terms/conditions. Even the one that said
One incredible deal: 80% less than standard pricing!
.had these terms and conditions that say , in effect, 75% less.

The message I received was personalized, did not include a photo. and had a different code. In the Terms and Conditions it was 80% off rather than the 25% off.

Bookings must be down. I might be time to look for an exchange.

I think DRiless' offer shows 75% off not 25% ["paying only 25% (twenty-five percent) of the public rate"].

I'm just back from a DEX exchange to Grand Luxxe in Nuevo Vallarta, and I agree with easyrider, "bookings must be down". While the Grand Mayan pool complex was crowded and hopping, the Grand Luxxe pools were only lightly attended, and all restaurants were easy to get seating. Tramonto was especially empty.

While hot, the temps were not much different from what they are here in the NE US. In a week, it only rained twice and both times in the later evening. Took my family and they were knocked out by the villas and resort areas. Not what they thought Mexico would be like. My wife and I are now booked for next January/February NV and April RM.

If you interested in booking, go to the Vidanta website and request a booking or pull the phone number on the bottom of their webpage and call. No harm in trying but only the number on their website if you are not sure about the email you received.
I would have tried it myself as I love the property but I can't make the trip this year.

I also got the 80% off email after staying in a 4br at Grand Luxxe in PV via ThirdHome for ~$1,000 total for the week. This is not a great deal if it's 80% off the public rate. Here's their public rate for that unit:

Has anyone called and got the actual rates they are charging under this promo?

you're confused by the terms&coditions I posted which say
"paying only 25% (twenty-five percent) of the public rate"
a frontwards way of saying 75% off

I called Vidanta. Using the code provided in the email, the weekly fee for a one bedroom with plunge pool including complimentary daily breakfast is $2800 per week - no resort fee. The end date for this special is December 2025, but it can be extended into 2026. We always traded into the resort through II. Vidanta must be attempting to get out of timeshare exchanges.

Hi @ecassidy6 -Thank you for calling for pricing.
$2800 sounds about what an owner would pay for the same unit + paying for daily breakfast.
In my Opinion- Vidanta derives little revenue [ exclusive of food services etc.] from exchanges ; because the deposits are developer weeks.
In my Opinion- this is why Vidanta added resort fees & currently charges ~ the $ an owner pays as a MF / Usage Fee.

I believe you are correct. The benefit I see doing these types of reservations is that you get the unit at the usual owner maintenance fee cost without the big upfront contract price. Seems like a good deal.

After going to a presentation two weeks ago, I might not make the comments like I just made above anymore in the future. Reason? My presenter goes on TUG and reads our threads. This is fact as he stated some comments that have been made here. So grab ecassidy6's type deals while you can because you know we are being followed. Vidanta will adjust.

What unit was this? Mayan Palace, Grand Mayan, Bliss, Grand Bliss, Grand Luxxe?
And which location?

Grand Luxxe - one bedroom, Riviera Nayarit
Thanks! Still seems a bit steep to me, compared to renting directly from an owner, but I only know of the 2 BR Grand Luxxe MF.
Definitely better than going through any Exchange Company (well, OK, excluding DEX) - RCI, II, SFX as I believe if you were doing this for a guest, it would run somewhere around $4,000+ for the fees, plus the cost of the exchange (I think that's what I calculated last time I looked)

$2800-$3000 is what a 2-bedroom GL Usage fees are now, so not an awesome deal.
I am estimating that the MF on a GL one bedroom is $ 2200 range
and the free breakfast for a week is worth about $ 350 at full price ( 2 people x 7 days x $ 25 pp/pd = $350 )

I wouldn't call it an awesome deal either - but I would call it better than the RCI exchange option
and comparable to market price hotel options

I wouldn't call it an awesome deal either
An awesome deal is what @echino paid in 2024 for a 4 bedroom GL { $1000 ]
The era of this kind of deal may be past .

- but I would call it better than the RCI exchange option
and comparable to market price hotel options
I would estimate the current total cost using RCI for Vidanta exchanges is more than $ 500 a night
I would estimate the average cost of a non Vidanta brand name hotel room to be $300+ per night .
[Note: hotel rooms are much smaller than the 1 bedroom RM-GL quoted by @ecassidy6 ]

I have Redweek set up to e-mail me new listings [Puerto Vallarta area ] and many / most exceed $ 500 a night
[ there are some Vidanta brand listings that price in the range of owner MF + redweek fees + $ 500 profit / but many seem to be owner MF x 2 or more .]
I will add that quite a few Redweek / Vidanta brand listings are for 3 & 4 bedroom units and The Estates units . These units are not seen on RCI etc. exchanges .

In Summary - the pricing @ecassidy6 was quoted seems "realistic" for 2025 / 26 non owner Vidanta access.

I have just returned from a two week vacation in a one bedroom Grand Luxxe unit in Nuevo Vallarta. I took advantage of the promotion that I referenced in the initial post. I do want to make you aware that since my last visit, this resort has transitioned from being a timeshare property to exclusively a membership resort. From what I experienced, the resort has lost a lot of appeal - most noticeable was a diminishment or lack of services that used to be ever present. Trams were hard to come by and virtually nonexistent in some cases. The Punta pool had no umbrellas at jacuzzi pool, none at the area below the pool overlooking the water, and very few at the adult pool. I was told they were removed to provide an unobstructed sun deck. I was met upon arrival by a caustic and vindictive sales rep. I will not return.

The resort staff are still exemplary, and the grounds remain pristine.

We are so sorry to hear that....one wonders how their new business model has suggested this would be a positive for the bottom line but I suspect we will never know.

I'm sorry to hear the services weren't as good, we've enjoyed Vidanta in the past once we got checked in and declined the presentation.

But the quoted is a distinction without a difference and is almost certainly sales-speak. Whether they call them timeshares or memberships they're in the same business they've always been in.

I neglected to mention that a Vidanta rep told me that timeshare owners who, under the contract they signed, pay a maintenance fee only when using their week(s). These owners are electing to not use their week(s). Instead, they are successfully renting the week(s) at a high profit.

This is another line that sales people use to make sales. It is not just Vidanta. Also, as someone else said, timeshare vs membership is another sales jargon. Almost all resorts systems in Mexico are memberships (aka RTU) and have been that way for a long time.

When the lips of a sales person moves, be skeptical about everything that comes out.
