Imperial gardens
We went on our honeymoon in june 2020 to a vidanta resort. We where talked into buying time share in vidanta imperial gardens. By the time we got back and realized what we had done it was too late. We since paid it off. We have a one bedroom that we have never seen. The pandemic saw to that. Now the economy is bad and we would rather have the money. Does anyone want to buy it from us?

Not sure why you think the economy is bad; I would say the economy is really booming right now with plenty of jobs just begging to be filled.

In any event, you do not actually own a Timeshare, but you do own a Membership which is likely usable for "X" amount of years as long as you continue making the annual fees for your membership.

Sadly, most Timeshares or Vacation Memberships are worth little or nothing so don't count on obtaining anything near what you may have paid for it.

Best of luck!

Vidanata structures their transfer fees and restriction on what transfers to non direct family members upon resale, you would be lucky to get 2-4% of what you paid.

Chances are no one wants to buy it from you. As The Timeshare Traveler pointed out above, what you have is worth nothing on the resale market. So the biggest piece of advice is to watch out for scammers who contact you claiming they can sell it for big bucks or that they can get you out of your TS agreement.

The Timeshare Traveler also pointed out that you don't really own anything. You just are part of a club. One option that you have if you just want to get rid of this is to stop paying your annual fees and let the membership lapse. You might face a bunch of annoying collection calls and letters. Also, you will possibly face a mark on your credit score or history.

Hi @Funfil
We have been Vidanta Mayan Palace owner/ members for 15 years.

Most Vidanta contracts since Nov.2005 do not require a Maintenance Fee / Usage Fee unless you book a week.

Your Imperial Gardens 1 bedroom contract of 2020 is likely an initial 10 year contract with the ability to book and pay for up to 3 weeks per year.
The booking window for the registered week is likely 6 months and you can accrue into the following year. This means on July 1 2022 you can use your 2022 week to book Jan 2023 weeks ( Aug 1 2022 can book Feb 2023 weeks etc.) Your 2 other weeks may have a different booking window (esp.for peak snowbird season Jan - March)

If you pay the renewal fee at the 10 year point - {likely at the cost of the 2030 usage fee} you would then get 2 weeks a year from 2030-2040.
If you don't pay the renewal fee in 2030 , your contract ends - as does your right to use the booking opportunity for weeks for which you partially prepaid.

Since it is fully paid off - I believe you have no need to act impulsively.

Unfortunately there is very little resale ability, As @tschwa2 has said
Your contract likely lists a transfer fee of 5 x MF. and only the registered week transfers The MF for a 1 bedroom is about $ 1050,
No one is likely to pay $5000 for a contract for 1 week per year / for 8 years.

The value of what you bought is all in usage and relaxing on vacation as a couple.
I say this as someone who didn't use our (fully paid for) contract for the first 3 years - and have used it every year since 2010
[except 2021-due to Cdn covid travel restrictions]

Please feel free to ask more usage and ownership questions.
I am going to request your thread be moved to the TUG Mexican forum

As of April 2023, Vidanta had not begun construction of Imperial Gardens. I was told in April it will be located on the far East-side of Phase 2. When I purchased in May 2021, it was my understanding it would be located just East of MEX-200. This is a difference of about 5 miles. I believe Vidanta has changed the location of the resort, without notifying buyers and providing an opportunity to return the investment to the buyer. I don't think this resort will open in the foreseeable future.

Likely won't open within the foreseeable future and may not be within 100 miles of where you were led to believe, however I am not sure what if anything you can do about it. It is what it is...........

Hi @Paul E Morgan
You bought a Vidanta RTU (right to use) contract -not a deed to a specific plot of land.

Your contract should have a an internal exchange grid - for the reservation access to existing Vidanta Brands.
I would review that information and use it book units for vacation use.

IMO - Vidanta wants you to be a happy happy owner. If you have questions - then your best option is to initiate a conversation
with Vidanta Member Services. Perhaps they can give you an addendum that will improve your access or use
until or even after Imperial Gardens building is built.

[ IMO - there is no possibility of a refund. There is a good chance of your getting some current use benefit]

Hi, As Vidanta owners and users...can you advise me if I have the opportunity to be at the "Grand Mayan" which has changed names in a two bedroom suite, for less than $1,000 in trading value...can I even register without booking the TS presentation?...

I have been all around the world and hear that Vidanta had the worst system of hot boxing you...I always take the phone off the hook and avoid any contact with the sales group...even if I have to book a time and cancel it. Lots of tricks, parking pass, free this or that...threats of extra costs...Ha Ha

I bought all my units on the secondary market and still have about six of the original 42 units I had...E-Bay is the secondary market so Paul take a look at what has been posted etc. The only problem I have is the management of Plaza Suites in New Orleans requires a transfer fee of thousands of dollars for a small property. That unit is now RCI points but I think the only way to get out of that deal is to die.

IMO, it would be nearly impossible to sell your Imperial Gardens timeshare. As of April 2023, Vidanta had not begun construction of the resort, which will be located in Phase 2 of the Park. It has taken a decade for Vidanta to construct part of Phase 1. Phase 2 is considerably larger than Phase 1, so it will probably take about 40 years to construct. Imperial Gardens will not open until Phase 2 is substantially complete, as it is planned to be constructed on the far East-side of Phase 2. I suggest you file a complaint with PROFECO to recover your money with interest on the grounds that Vidanta has failed to timely perform the contract. No responsible buyer is going to buy your timeshare, when they don't even know what it will look like (interior or exterior). Alll you can provide is a floor plan.
