Has anyone had experience or insight into Vacasa? At owners update our salesman made a case for it which had my wife on the edge of her seat. He showed us how the new target audience (younger) wants to book for next few weeks or months rather than 10-13 months out so Vacasa appeals to this interest. He showed half dozen 1, 2, and 3 bedroom units in places like Key West, Maui and Bahamas where there are no Club Wyndhams. Things you might see on Vrbo I think. All bookable for 15000 Wyndham rewards points a day no taxes. And some all inclusives supposedly for the same 15000 rewards points a day no extra cash needed for the food. Of course you need to make a Wyndham purchase after November 2021 to get Vacasa.

Club Wyndham points transfer to Wyndham rewards at 40k per 100k Club Wyndham points (plus up to 20% bonus if you have a VIP level). So a week is 105000 Wyndham Rewards points which is equivalent to 218000 to 262000 Club Wyndham points depending on your VIP bonus. So its a deal if you get a glitsy gold resort and at least okay if you get a Silver in a place that Wyndham does not have a resort.

If it uses wyndham reward points it has nothing to do with buying after November 2021. You could be a non vacation club owner and get rewards though hotel stays and a Wyndham credit card. On the Wyndham facebook site there are reports of using vacasa with reward points earned through non timeshare point conversions.

Its 15,000 per bedroom per night. While it may currently be 15,000 per bedroom per night they may change to more dynamic pricing in the future. It is also unclear how fees and taxes would also apply. For example If I look at a 1 BR ocean front condo in Hilton Head in addition to it having a 7 night minimum (105,000 reward points) there are $450 in fees for the week and $386 in taxes for the week. So how much of that $836 would you still be responsible for using reward points?
 
We used Vacasa for a stay on Cape Cod last year. It worked well, but they had put folks in our unit, who they then had to evict.

Interesting .. the salesperson was totally lying about it being only for recent purchases while all the rest of the information lines up exactly (except the sales guy failed to mention that it is 15000 per bedroom night .. just said per night). The link you sent above does actually say that taxes and fees are included if you pay with points .. hard to believe.

I agree the rate could be more dynamic in the future just like rewards hotel points changed.

At this writing Wyndham Timeshare points maintenance fees are $0.00813/pt.
Thus, paying for Vacasa rentals with Wyndham Timeshare points is $305/bedroom/night.

A quick review of my favorite locations where I might use Vacasa shows that I can do much better paying cash.

You'll have to decide if using Wyndham Timeshare points for Vacasa rentals is worth it to you.

In my limited experience booking though Vacasa w/reward points, I've come away very disappointed. Apparently, although you can see a multitude of inventory when browsing the site, very little may actually be available for booking using points. Seems that Wyndham imposes a cost threshold on using points to book. IME, that threshold was about $350/night for one bedroom units. You won't know until you try to book a specific unit when the VC responds it's not available. YMMV

Shocking that a timeshare salesperson lied LOL. They almost always use half-truths to daze and confuse people. :D
