Uh oh, not another.

Just got an email that my purchase of subvened Aulani at $103/point passed ROFR.

I added this to ROFR.net. The last prior entry for a Disney sale was in 2022. There was no place to specify subvened so I added that next to my name.

very unlikely for Disney to wait for that long to exercise it but good for you! Can you start the deed recording process now? Could save you time as mailing the new deed to Disney is the last step.

It is all being handled by First American Title. Closing will take place in about 4 months which was part of the contract. I’m in no rush so that is fine with me. Points

Congrats! Actually this gives me an idea if down the road you want to give it away here while not wanting Disney to take it back for free. I’m just kidding but for something like MVC points someone could add some ridiculously long time to close in the contract so Marriott won’t do it but privately you can still close earlier.

You're so different from most of the buyers on DISboards! They'd be counting the days until the points were in their membership because they'd be wanting to book for March or April (Spring Break) 2026 and afraid that the difficult to book villa they want will disappear.

My wife wants to do Aulani for her birthday in May so we should be OK booking that…hopefully.
 
Got my Aulani contract in my account - subsidized! Now a puzzle how to spend them: better view or better value, or larger size?

Anyone has input for a standard view for points saving? I am a bit in the camp of points splurging into a 2-bed ocean view - such a long trip to Hawaii after all!

While we’ve visited Aulani many times because we were at the MVC next door, we’ve only stayed once. We were severely disappointed in our ‘ocean view’ villa and would never choose one again. Yes, there are ‘Ocean Front’ villas with amazing views…but at Aulani there is no way to book one.

If we owned at Aulani our next choice would probably be one of the non-poolside Island view villas…but since we aren’t we’ll take what we can get.

What room size? Could 2-bed be situated better? I want at least 1-bed but 1-bed only comes with 1-bath, which means I have to use the one in lobby!

We were in a 1BR (part of a LO OV 2BR). I’m not at my computer so I can’t easily see if the dedicated OV 2BRs are better located.

[Once again on my computer] Yeah, the dedicated 2BRs are better placed than the LO 2BRs (and thus the studios and 1BRs since there aren't any dedicated studios or 1BRs at Aulani). A little less than 1/2 the dedicated 2BRs are in fact immediately adjacent to the 3BR Grand Villas with the best views in the house.

When I book BLT I choose which 2BR I want. I assume the same is also true of Aulani.

I see what you mean when I tried booking. Yeah I have a choice between 2-bed and 2-bed lockoff, for the same point cost.

Thanks for the tips that 2-bed dedicated has better ocean view. I remember there is a website for different rooms and pictures and tips for requestiong a better room. I did that for Animal Kingdom but forgot to bookmark it.

It was a 1BR...813 or 913 judging from the villa map. It faced northwest and was tucked in against the south west facing wing. The view was mainly of other Aulani villas, the Four Seasons hotel, and Four Seasons garage rooftop/tennis courts with a peek at the ocean in the far distance. Being on the balcony kind of sucked most of the day because of the noise - the cul de sac below served as a loading zone.

I had reserved an ocean view and that is what I got. It isn’t ocean front as that view is about 10:00 o’clock off the balcony. That was my first time at Aulani so not sure of the differing quality of ocean views rooms but it seemed to me that they all should be somewhat similar based on the angle of the buildings.

Ok... sounds a wide range of "ocean view" for 1-bed. Will investigate how 2-bed dedicated ocean view varies.
