Just started the process to purchase 220 subsidized Aulani points. And I used to think all of you that had multiple timeshares, or hundreds and hundreds of DVC points, were crazy. I guess I joined the crazy club. Still have time to back out. What do you think - $112/point?
 
The Aulani subsidized contracts are grossly undervalued by the resale market. Obviously what you pay upfront matters, but it's the one contract that price is less relevant in the sense that, if held to expiration you'll come out ahead financially (versus the identical unsubsidized contract) even if you paid $130, 140, or $150...

We own several subsidized contracts in the range of 100-250 points. We use them at Aulani, we use them at WDW, and Aulani is a very easy rental for 9-11 months out in case you have leftovers.

All that said, I don't know your finances and many say these are "uncertain times". I'd never recommend buying a timeshare if you are financing it.

Thanks for your thoughts. We are not financing. And yes, I have been hesitant to do anything with the current state of affairs in the US. However, my kids aren’t getting any younger, and neither am I, so we made the plunge. I could have purchased non-subsidized and saved money but my thought process was looking to the future. When my kids take this over, as well as our 160 VGC, they will hopefully have options to use them, rent them or rent 1/2 the points and stay for free with the other 1/2 points. They should never feel burdened by the ownership…at least if we don’t move into even more chaos in the country.
 
This is a great deal, especially so if you plan to use the points primarily at Aulani. Even if the primary use will be as sleep around points at the 7-month window, the dues are still cheaper than any other DVC resort, even if only a few cents cheaper than VGF, PVB, and BLT.

At this point in the uncertain times, it seems like a safer bet than an Index Fund 🤣

112 is a fantastic price! A lot of I find online are 125+ with all possible points striped. How many points you have also matter!

I’ve been seeing the same as you - typically $125+. I saw another one that was first use 2026 at $129 that was a match on our use year. I put in a lower offer and got scolded that “subsidized are worth more than regular contracts” and “these sell for $125 to $129”. I didn’t even get a counter offer.

This one isn’t a match on the use year but has all 2025 points. It was listed at $116.

Definitely a steal at this price! You could strip all 2025, 2026, 2027 points, for a total of 660 points, worth 12-13k ish use or sell, and still left with a contract with at least the same value. When you feel done, just sell it for the same price.

Btw, how did you verify it’s a subsidized contract or you simply trust the words in the contract?
 
@iftravel It is through a well known DVC reseller. The contract states subsidized.

I liked your future planning and thinking…IMHO, owning a DVC timeshare is great idea when the kids are young and they love to be onsite at the resort.
However , when the children becomes teenagers, sometimes their mindset changes and they no longer wants to visit Orlando or Disney.

Your long range planning about leaving the DVC to your children can be a hit or miss. Remember they still must pay those yearly maintenance fees.

It’s only going to be a hit not a miss. If your kids don’t like taking it for free and paying those yearly MF, post it here as a giveaway and I am sure it will be taken in one minute.

That is the main reason I went for subsidized dues. When and if my kids take it over, they will have less MF to pay and if they rent, the lower dues gives them that much more cushion to make some money.

LOL, if posted as a giveaway I'll bet Disney would take it in a second! They don't often exercise their ROFR on Aulani contracts (Aulani is still in active sales), but I can't imagine they'd pass up one that didn't cost anything!

A subsidized Aulani contract is worth at least what @RX8 is paying for it, based on my reading elsewhere.
 
Had to recontract this deal as the 2025 points were apparently already utilized. Good news is that I got a cheaper purchase price. New contract for the subsidized Aulani has dropped from the original $112/point to $103/point with first points now coming March 2026.

I understand if those points are utilized for a future reservation, it can delay the transfer of the contract into your name. Even if they are utilized for a future II booking. I learned this from an issue @heathpack had with a recent DVC purchase.

You are correct. While I have signed the contract already, the closing is delayed until after their reservation. That wasn’t a big deal to me since points aren’t coming until March 2026.

how did you find out the points were used? cannot you ask the seller to cancel the reservation? Getting it earlier is also worthwhile if you need a trip now you can borrow points.

I am buying it through one of the major DVC resellers. I assume that it was caught with the estopple. With the price reduction from $112 to $103 I am fine waiting until March 2026 for points. I am sure that other Aulani subsidized contracts went this low, or even lower, but I personally haven't seen one.
 
RX8, I feel all is going as you planned enjoyed your DVC points starting in 2026.
Plus, you have saved some huge point money from $112 to $103.

Getting the reduction and hopefully not having to pay any dues until 2026 is a better deal anyway IMO.

Got it. My first DVC purchase had a clause in there if stated points were used / booked / transferred, the cost is 25 per point debited to the purchase price. Looks like you re-negotiated instead.

I think the contracts are pretty standard for the DVC resellers. My contract has similar language about a credit to the buyer if found that points had been used. However, the contract also allows the seller to back out of the contract for any reason (seller still has to pay the commission, buyer gets a refund of deposit). I doubt many sellers would proceed under that situation and would just back out and start again, like this seller did. Essentially, the seller backed out and relisted with the same DVC reseller so they didn’t lose the commission. I then submitted a lower offer.

Got it. Still a good deal. I don’t know how a future closing would proceed. Do they just wait till then (after the reservation is past) to do the deed recording? What I mean is if you are allowed to back out before the dead is recorded, guess you have the option to hunt for an even better deal.

Yes, closing (and recording of the deed) is delayed until after the reservation. According to the contract, I have ten days to cancel after signing the contract. Any cancellation after that I would lose the deposit.

Yeah not so nice to buyers. I cannot wait that long. Just wish the seller won’t do it again.
