Two Weeks On One Deed - How To Separate?

I own two Marriott weeks at the same resort, one gold, one platinum. They are on the same deed. The gold week doesn't trade well so I'd like to sell it but am not sure how difficult that would be, and how much paperwork it involves. Does anyone know?

This is easily done by a closing company or attorney when you do the transaction selling the one.

Thanks. I've been wondering the same thing since we own 2 silver weeks at the same resort and only have 1 deed for both.
 
Anyone in this circumstance can get it changed with few exceptions. These exceptions are if it was sold as "chunk" such as multi-week fractional ownerships sometimes get sold.

It is usually best to do this during a change such as a sale or need to change the names on the title since it can be done at the same time vs. as a separate transaction. (thus saving expense)
 
Timeshare Deeds Don't Always Provide For Further Subdivision.

If it's 2 standalone timeshares just conveyed via 1 deed for convenience, it should be no problem other than just a bit of paperwork.

But if for some reason there's a binding provision saying the jointly deeded timeshare property may not be further subdivided, it might be case closed just as it is.

Possibly different timeshare companies deed'm different ways regarding resubdivision, I don't know.

I'll read the deed to look for exceptions and hope that, when I get a buyer for the gold week, separating the weeks won't present an additional financial expense or a selling problem.
 
Sometimes a resort association will not let you seperate weeks sold as single deed.

There are some resorts ( like some Cap Cod resorts) which have very high demand summer weeks and very low demand winter week. So the resort will only sell a summer week coupled with a winter week. This means that the owner of the winter week will never drop the maintence of the resort because they value their summer week so much.

In most jurisdictions, you just give the buyer a deed for the interval you are selling.
 
Transfering Title

In most states, if you own two parcels of real estate (including timeshares) on one deed, it is easy to transfer one or both lots (or one or both weeks).

For example, if you had two lots (or two timeshares), you would simply execute and record a deed saying that you were transfering Lot one (or week one) to Adam, and Lot two to Susan. Alternatively, you can sign one deed, transfering one week to Adam, and by not transferng the other week, you retain that week in your own name.

The escrow and title company you use when you transfer the timeshares will have no problem doing this for you.

I believe John did this for me....it was no problem.
 
John has been especially helpful, off the board, regarding the separation of the two deeded units.

It isn't going to be as complicated as I thought, and the units will be separated into two deeds at the closing.
