Triennial week acquisition Grandview questions

Pondering a purchase of a triennial week in order to get an RCI account. I think I know the questions to ask but any other help is welcome.

1) I need to ask if the week is already converted to points. Otherwise it would cost something to convert to points.

2) I should ask if the seller is keeping their RCI account, and if not they could transfer it into my name for a lesser cost.

3) MF's are billed on an annual basis and therefore the points are awarded on an annual basis. so say a unit that has 45000 points once every 3 years you would get 15000 points a year after you pay your fees. Is that right?

4) If for some reason if I wanted to book my own resort I would save up those 3 years of points and use them for that 1 week.

5) If I buy a second unit converted into points I can add the points to an RCI account.

What else do I need to know?

It will cost thousands to convert to points so if you want points make sure it is already in points.

It really won't cost any less if they have extra time left on their membership and transfer it to you then you would get that time but most point owners don't pay years and years in advance especially if they plan on selling their timeshare or if they plan to keep it. If you are buying off ebay chances are you won't have contact with the actual owner so you will just get a sign off for you to buy your own rci membership and have this week transfer into your account.

Triennials typically give you 1/3 of the points each year.

Yes you could bank 2 years worth and then stay during the 3rd year or you could bank one year, borrow from the 3rd year and stay during the 2nd year. Unless the old owner is transferring old banked points you won't have enough points to book your home week the first year. Grandview timeshares are fixed weeks. In rci to book your home week you have to book it 13-12 months in advance and then you do not pay an rci exchange fee. If grandview is like Massanutten then you can go through your home week tab and they may let you book not as far out if the week is still available in rci. If you book into weeks inventory you pay the regular exchange fee regardless of how early you book. If your home week is no longer available or if you want to book a different week at your home resort from 11-12 months in advance through the home resort tab, you can do so for a $50 rci exchange fee.

Yes, there are some resorts with quirky rci points rules that can't be combined with a regular rci points account but most can be. The most notable that I am aware of are the Soleil managed resorts- like Tahiti Village in Vegas (they may have a different management name) and HICV (holiday inn vacation club)

Probably but ask when you have other question.

Timeshares differ in how they handle biennial & triennial maintenance fee billing.

Some (e.g., Vacation Village At Parkway) bill the entire amount for the use-years & nothing for the off-years, even though they still deliver 1/3 of the use-year points every year.

Others (e.g., Grandview At Las Vegas) bill an estimated 1/3 of the use-year amount every year.

(Oddly, those 2 are both links in the same timeshare chain. Go figure.)

I literally just purchased a 1 bedroom triennial to have access to the RCI points. I have another biannual 61k that is pending sale as well.
I haven’t used it yet, new to RCI with some learning curve. But I’m an optimist and hope to grab some great deals with the points.

Mine is 49k so 16333 a year.
