We own 156,000 points every odd year at the Wyndham Royal Sea Cliff in Kona on the Big Island of Hawaii. We'd like to transfer it to a friend in Denver at no cost. Is it better to file a quit claim ? Does Wyndham charge a transfer fee ? Do I have to get a lawyer to write up a quit claim deed ?

If this was a re-sale when you bought it, you can just go to an attorney, preferably in the state that the property is located, and transfer title. If you bought the property through Wyndham Vacation Resorts directly and the points are VIP eligable if your friend want to go to VIP status eventually, and you trust your friend, you may just want to add her to the deed to preserve the points as VIP eligable.

Add the name to the deed? I'm curious...

How would this work if you own multiple deeds/contracts?

In the next few months I will initiate a transfer of one of my contracts to my sister, who is already a Wyndham member (thru resale). If I contact Wyndham to initiate the transfer, will they add her name to that deed/contract only? If so, can I then transfer the contract to her account? And once on her account, will that particular deed/contract remain VIP-eligible... even though her existing deeds/contracts are resale? :ponder:

@Kalama - when I divorced, I did my own quit claim deed to remove the ex... after it was recorded, I sent the info to Wyndham with the $100 transfer fee... no problems. So you may not need a lawyer to file the quit claim deed.
