Took West 57th St Tour, now considering HCNY

Hello, this is my maiden post on this board and yes, like so many others, wish I had found this board sooner! The husband and I are both members of the Marriott Vacation Club (Asia Pacific). We recently went to NY on a Hilton promo deal (stayed 4 nights at the Doubletree Metropolitan for US$585nett, 25000 HHonors points and US$200 dining vouchers) in return for sitting through the timeshare presentation for 90 minutes (which turned into almost 3 hours of hardsell). We got out relatively unscathed, with just a bitter taste in a mouths AND a preview package (urgh) of staying for 5N at West 57th within the next 18 months.

We are now considering buying 5000-7000 points at the HCNY on the resale and are hoping to make offers of about US$0.40 - 0.50 a point, which I understand to be realistic given that the HCNY has 18+ years left on its lease (if it is not realistic, please let me know!). Does anyone know if these per point sums should include all closing costs and transfer fees? I was also told that buying resale no longer comes with Gold HHonors membership - is that true? We are both current Gold members but our status will expire at the end of this year.

Also wondering what yearly increases of MFs/Club dues should I be looking at. I understand that at 7000 points, the MFs/Club dues are about US$1800 - do you think an average of US$100 increase per year is realistic? Also, are rescue fees for points built into the MFs/Club dues? I know the per booking charge is but am not sure about rescue fees (over at the MVCI AP, we have no rescue fees - rolling over to the next year is free (or rather, included in the MFs/Club dues so we don't see it)).

Lastly, we intend to get this for our own use rather than exchange through the HGVC network; the MVCI AP covers our vacations in HI and Las Vegas. Do existing HCNY owners have problems with availability at HCNY? We will typically be able to book 6-9 months out and will mainly stay in 1BR units while going for studios on occasion when husband and I travel without the kid. We like to travel between March and November; not keen fans of the harsh NY winter! If availability is going to be a problem, then it won't make sense for us to purchase this. Also, in a given year when we aren't going to stay there (for example when we will be at the West 57th St property on that preview deal zzz), is this property readily rentable?

Yes, HCNY charges a rescue fee. You can find the fee schedule in the 2013 Club Member guide (see link to club member guide)

Additional info about the New York properties
The Hilton Grand Vacations Company has two club membership programs: Hilton Grand Vacations Club and The Hilton Club.

The Hilton Club of New York - http://thehiltonclub.com/
The Hilton Club is located at the Hilton New York Hotel, at 1335 Avenue of the Americas (6th Ave.) between 53rd and West 54th Streets.
This property is not part of HGVC (HGVC members can't use points to stay here) however Hilton Club owners at this property are allowed to use their points at HGVC resorts.
This is a Right-to-Use (RTU) property (not a deeded interest). This property has studios, one bedrooms and two bedrooms. The Hilton Club only has 71 units which are located on the 37th and 38th floors of the Hilton New York Hotel. I don't know the breakdown of the number of studios, one bedroom and two bedrooms. I’ve read that there are less than 10 two bedroom units.

Other notes: Hilton Club owners automatically get HHonors Gold Member status. There are no reservation fees for stays at your home resort.

West 57th Street by Hilton Grand Vacations Club - http://www.west57thstreet.com/
The Hilton Club is located at 102 West 57th Street between 6th and 7th Avenues, near Carnegie Hall and 2 blocks south of Central Park
This property is part of Hilton Grand Vacations Club (HGVC) however it doesn't have the same booking rules as the other HGVC resorts. Club reservations for HGVC members (non-w57th St owners) into West 57th Street is 44 day before check-out (not the normal HGVC Club Reservation Window of 9 months before check-out) however HGVC Owners can book any number of nights (but there's an additional $85 cleaning fee for Club reservations for 3 nights or less). Open season is not available to HGVC members.
This is a deeded property. This property only has studios and one bedrooms. West 57th Street by Hilton Grand Vacations Club is a 28 story building with 161 units.

Other notes: HGVC owners automatically get HHonors Silver Member status. Only West 57th Owners can take advantage of Open Season Rates at West 57th.

DW and I love HCNY location and is much more conveniently located than W57th. (Plus there's a starbucks in lobby :banana:).

DO NOT BUY RETAIL .. we made that mistake and learned the hard way :wall:

HCNY carries strong trading preference in RCI and we've been able to trade to where we have wanted to go as long as we do it early enough ;)

The club desk personnel (at HCNY check-in) are awesome and always helpful with things to do and places to see.

The annual maintenance fees are high... so I would only encourage buying there if you intend to stay there.. I would not buy intending to use as a trader.

Not right now. They closed it, when they started renovations on the café. I do not know if it will reopen a Starbucks again or if the space will be incorporated into the café space. Sorry. I miss it to. I was just there is July.

oh no :( I didn't know that it closed.. it was so convenient.. pop down grab my venti bold with 2 shots and meet DW in the lounge .. I hope it does reopen

Inasmuch as they're three blocks apart, I'd be hard-pressed to say that one is much more conveniently located than the other. It's practically the same location. W 57th has a Starbucks a couple of doors down.

We also toured W. 57th St....and bought HCNY. This was because it suited our needs better, we liked it better, and it was cheaper. But the locations really are the same :)
