Title Company for Warranty Deed?

Grand Crown Resort (Branson, MO)
Hello - I'm attempting to transfer ownership of a timeshare located in Branson, MO to family friend and they're requesting a new Warranty Deed. I live in MA and the title companies I've contacted aren't licensed for MO and the few I've contacted so far in MO don't want to touch timeshares. Does anyone have a recommended Title Company that does deeds for timeshares?

While they are asking for it, I'd never give a warranty deed for a free timeshare. Giving a warranty deed basically means you are guarantee completely free title, even for issues that pre-dated your ownership. You are acting as a title insurer, with no premium in return, or expertise in title matters.
