Tips for renting out timeshare

You should have just asked for $399 now. :)
You would not believe the trouble I have with this resort and the housekeeping fee. I had a guest check in. Called corporate and paid the housekeeping fee for the guest. When guest checked in, resort said fee wasn’t paid. Resort refused to take my credit card information over the phone, said they had a new rule against that. My daughter had to drive over and pay the housekeeping fee.
if I list the price and the housekeeping fee separately, some vacation club owner says they don’t get charged a housekeeping fee so I am lying about the fee.

With this explanation, it makes sense how you did it. Math is hard, for some.

Unless someone never travels, everyone should be aware of these junk "resort/cleaning/whatever" fees that appear to be the business model for millions of hotels and resorts.
So long as the guest knows upfront about them, my 2 cents is that trying to pay them for the guest just complicates things.
Should a resort with lots of fees rent for less than a resort with none? Perhaps if there are two competing resorts, but what really matters is the demand for a particular resort and the price it can generate.
 
I just lost a renter. Asked 399 for the week of thanksgiving, no extra charges
told the renter to pay me $260, and 139 at check in.

More likely it was an unserious renter just looking for a way to cancel the deal. $399 is a great price for a week at the campground, let alone a place with a mattress and a roof.

dells has more condos or hotel rooms for rent than residents.
 
I am not bending over backwards for someone who thinks $800 per week is a high price for a week less than a mile from Disneyland. He was probably put out over the cost of the housekeeping at the resort (and parking). Another guy asked for Anaheim, took him way too long to answer my PM, and the unit was gone. I don't make any money at $800/ week, so I didn't lose out, but he sure did.

So many queries, no bookings. Getting nowhere on this rental.
 
I was unable to rent the timeshare for thanksgiving week at $399. I canceled the reservation, but today I received an offer of $200 for the week.
