Tips for renting out timeshare

I am not doing well renting out my timeshare. I need some suggestions

yesterday, on a Facebook page for rentals at my resort, someone asked in big print if someone had a certain weekend available to sleep six. This person wanted a Thursday checkin, not easy to get. I called and was able to book it. I posted i had it available. The person said that they were only asking, they didn’t want it, and I should not have booked it, I asked $200 plus the $138 cleaning fee, which they thought was too much apparently. This person was quite irate with me.

two weeks ago, another asked about availability over thanksgiving, but when I told her I had it, same price, she said no thanks. I have other plans.
both of these were within a half hour of the original request.
another person replied to a listing saying she needed the next week, I offered it,same price, never heard from her.

is this typical renter behavior? I don’t understand asking for certain dates at a certain place and then saying I didnt really Want to rent it.
 
Alot of the "asking" are not serious. You need to establish as to whether they are serious before proceeding. Remember that this is social media, anyone with an IQ of 70 can type on the keyboard with no repercussion. I don't do last minute rentals for this same reason. I list it a year out, and if I am 6 months out with no bite, I consider it unrentable. If I get to about 65 days, I deposit into II. I rent out only when I cannot use my weeks. If I cannot rent it out, then they go to II.

Welcome to the world of "customer service."

Renting is work. Until you get paid, you've got nothing, so just keep plugging away.

Not every experience will be this bumpy, but now you know some of the pitfalls.

When I want to rent my timeshare to strangers I will pick a week I know that will be in demand and place an add on craigslist. I don't like to check the resort to see if inventory is available. I want the renter to use the week I have available. I try to go Friday to Friday so the renter has the full weekend of whatever is happening.

If it's for someone I know I will check what and when they want because I know they are good for what they say.

I don't rent out our timeshares too often anymore because we are now using all the weeks.

I did not use facebook to rent my timeshare before, but I heard it is a good place to listing, Is it true? while the old craigslist does not have any response now. I guess it is because people are afraid of scam.
 
I use FB Marketplace. I get people from my area. That adds a comfort level on both sides. We had mutual acquaintances or could meet up in person.

I get a little response off Facebook, but I have not used Craigslist at all.
I usually book the week and advertise it on Facebook And list on Airbnb
but I have had to cancel most weeks before the penalty kicks in.
and I have found that Airbnb renters usually only want a day or two, not a week.
but I just don’t get someone putting what I consider a wanted post, asking if a certain time period is available,when they really didn’t want the time period.
 
I consider if I get a reservation at an owners cost, it would be a good deal.

I would have jumped on any of those deals you offered in a heart beat if I was asking for sure.

I refuse to PAY anyone’s way to a vacation
( below my cost) I’ve tried to help others looking with very little success

I should talk to you for our own travel needs , with options other then my system
 
Pat, is this for CMV? When I was doing rentals there, most of mine came from Craigslist ads (and that is still where the most of the renting I do gets the most responses).

Thanks, Craigslist Madison? I haven’t used Craigslist for so many years, it will be a learning process. Obviously, I am not netting enough to pay maintenance fees.

These are below my cost, but off season doesn’t get much in Wisconsin

Yes, Madison. Post two ads with slightly different headlines/text/photos, 1 day apart. renew each every three to 4 days (I always try to renew them on Friday and Saturday mornings).

Just curious though, you are just trying to recoup some of your cost? Otherwise I would wonder why you are setting out to rent something below your cost?

Do you still own there? My daughter wanted to own the Udi for friends and to rent, but she never did anything with renting, and wanted to book friends a few days ahead. Of course she never had availability
So I started trying to rent. Maintenance fees are $2200 or so and $138 cleaning fee per week so three weeks would average $750 or so Each to break even.
This was the flex week, so I figured it was profit, although I was only able to rent two weeks this year.
I have not been able to rent out my white weeks at all. I got one night from Airbnb on my September week. Not worth all the time , phone calls, checking in, and meeting guests for 100$.
so I was willing to take $200 from this person who asked for the time period. I don’t call and really work the flex week, but it was available so I went ahead. I still don’t understand why people go to a site and request dates then say they didn’t really want it.
I had a great amount of trouble with Airbnb. If I put a minimum stay on one week, it had to be the same on every week. The agent had to work on it on her own, she actually called me back three times before she got the glitch fixed.

I don't want to bother with payments (and getting ripped off) and haggling by potential renters, so for the one or two non-wyndham weeks that I do rent, I pick a premium week and/or location and list it with Koala. I have occassionally used AirBnB, but setting up a listing is more difficult. I have had success with both methods, but generally try Koala first, and then 90 days out if not rented, stick it on AirBnB.

For the one or two rentals I do a year, this has been successful. I try not to chase requests, as that generally yields more work and less success. I know some look at the LMR as a place to rent off extra units, but I find most of those requests unreasonable, and I do not want to reward what I consider taking advantage of someone.

I know in the past I have someone harass me for a rental I has posted in the regular rental board, it was for a 2 BR in HI for thanksgiving, they called and emailed me repeatedly, only wanting to pay me $700 because they always get it that cheap. I should just give in and give it to them. Let them find someone else who want to supplement your vacation, it isn't going to be me. I could cancel by home week and save the points into next year. But person keep persistently bugging me for it. I also see requests for NYC or 3 or 4 BR units, and with an expection of the $115 max per day rental rate. If MF costs more than the requests, that is not the point of LMR. But it is turned into that. I just stopped looking and it has made my life less frustrating.

I sold my Timbers UDI in 2016 when they started substantially hiking the cleaning fees. I typically was able to rent a red February and a red summer week, and then a couple of white or blue weeks. I was then able to also get 2-4 other white or blue weeks to deposit to RCI or Interval International.

I posted thanksgiving week on Facebook Madison. Which area did you use? Also cannot figure out how to get the ad to go back to the top.
 
Madison. Renewing it every three days will bump it up for the first couple of weeks. after that the renew option goes away, then you have to delete it and repost it.

@Sandy VDH Exactly how I feel about the LMR board. I had a guy request Peacock Suites for the exact date I had, told him I had the dates, he said he would think about it but was hoping for a better deal. Yeah, I am not bending over backwards for someone who thinks $800 per week is a high price for a week less than a mile from Disneyland. He was probably put out over the cost of the housekeeping at the resort (and parking). Another guy asked for Anaheim, took him way too long to answer my PM, and the unit was gone. I don't make any money at $800/ week, so I didn't lose out, but he sure did.
 
I just lost a renter. Asked 399 for the week of thanksgiving, no extra charges
told the renter to pay me $260, and 139 at check in.
