I am rather new to the timeshare resale experience, but one thing I have noticed is the absence of any true timeshare MLS! (I have seen several sites that "claim" to have an MLS, only to find that they don't). In residential real estate Realtor Associations often come together to form effecitve Multiple Listing Services. This provides a central location for all listings and the listings made available here have to meet a certain standard.

It seems to me that many of the issues in timeshare resales would be solved with a Timeshare MLS of a similar model. Now I know timeshares are a different beast than residential real estate but the differences I have noticed don't adequately explain the absense of an MLS in my opinion.

Since most people here at TUG know more about timeshares and the market than I ever will, can anyone shed some light on this issue? What is preventing the creation of such an MLS? I’d be interested to hear your thoughts.

Just as quick as somebody figures out how to make big bux by setting up & operating a genuine timeshare MLS, then -- WHAM ! -- there will be a timeshare MLS.

What would be truly revolutionary in timeshare resales via Internet would be a timeshare version of Half-Dot-Com -- no charge for listing, people can browse free, Half-Dot-Com collects a little something when the item sells. What's not to like ?

That is because Multiple Listing Services are very local. I have belonged to three MLS's as a Realtor: Colorado Springs, which is the Pike's Peak MLS; Denver MLS; and IRES in Boulder/ Northern Colorado.

How can you have a true MLS for timeshare, when MLS's are run by the local Realtor Boards? Representatives from every local Board of Realtors get together and decide how to change the MLS.

I would hate to think about the people that would be in charge of a national MLS for timeshares. Probably an upfront-fee company. :rofl: Funny because some of the upfront-fee companies say they are the MLS for timeshares.

When I worked at the Denver MLS, training Realtors how to use the computer system, also in tech support, there was a category of property type called TIME (for timeshare). There were a few listings, but I don't know what happened to that property type within the MLS. I guess they chose to drop it, due to inactivity. Gee, 6-7% of $1,000 is just not worth it for Realtors, I guess. :)
 
One local MLS which is very active at listing TS is that of St. John, USVI. At any moment, ot will have 100+ listings for the 2 TS resorts on-island.
