Has anyone heard of or had any dealings with this company?
They say they can cancel your contract and return the timeshare to the seller. For an upfront fee of course.

My guess is that this company is just a re-incarnation of another post card company that tells you that it can cancel your contract, etc., but then only takes Power of Attorney.

Try doing a Google search of their phone number. I'm guessing that it will be tied to another scam company.

Also, what is their upfront fee? Do you have anything owing on the property (mortgage, maintenance fees, etc.)? More details of your property could help fellow Tuggers help you with some other practical solutions.

Anyway, hold off from paying this compnay anything until you can find other practical solutions.

This is just the latest TS related scam - don't do it!

You can cancel your timeshare yourself without an upfront fee. Put an ad in the TUG marketplace and advertise the timeshare to sell for FREE, or sell it on ebay, where many timeshares will sell for as little as a penny, and the buyer usually pays all closing costs!

Thanks to everyone for the advise. I had this sold for free on TUG until Wyndham put a $2000 assessment on it and the party backed out. At that time I stopped paying all fees so it is now in collection. I am 72 yrs and just can't keep this up anymore.

They want a $950 fee. I had it sold for free on Tug until Wyndham put a $2000 assessment fee on it and the party backed out. At that time I stopped paying all fees so it is now in collection. Besides the $2000 there is $1169 due in Mantaniance fees. I am 72 yrs and just can't keep this up anymore.

I can imagine the frustration with that, but you may find that this agency doesn't help you. They may take your money and in the fine print, it may be that they only list it to sell and you will never hear of them again.

Have you considered placing a new ad on TUG or on ebay and offering the timeshare for free and you pay the closing costs? (approx $300-$500)? It makes the TS truly free for the buyer and it's cheaper than $995 with the risk that nothing will happen. Also, check out ebay for the larger resellers, some of them will take your TS. They then resell it for a small profit.

Many of these companies I've noticed just scam people, then change their name and "business address" (a new PO box) and reregister with the Better Business Bureau so it looks like they have an "A" rating. Also, if you google them, you won't find negative information because they are "new".

Wow! That is a huge assessment on a Wyndham Fixed Week. Am I correct that the Vacation Ownership Interest that you are trying to get rid of is in fact a single Fixed Week?

This is to Dave, I am not sure what a fixed week is, but I have the choice of using my week anytime thru the year that is available. This property is The Makai Cottages in Kauai, point value 56,000 year

Then you do not have a fixed week. A fixed week is week in which you hold the right to specific week and unit, year after year.

For example, I own a fixed week 52 at Winners Circle resort near San Diego. Every year I get the same unit, for week 52. If I want to change that in any way, I can only do so via an exchange.

cpoiset,

A (FW) "Fixed Week" means the same calendar week every year. A FW was the standard in the timeshare industry from it's beginnings until resorts started to market "floating weeks" and then finally points as the standard for a Vacation Ownership Interval (VOI).

Based on the information that you have provided it appears that you own a VOI that was originally marketed as a "floating week" instead of as a "Fixed Week."

I arrived at that conclusion by first guessing that the 56,000 points that you refer to represent RCI Points. To me, it appears that the original deed may have been for a VOI floating week that was converted to RCI points.

A review of your contract or deed should clarify to you exactly what you own.

Meanwhile, based on the information provided, it appears that you owned the ability to request a Unit at Wyndham Makai Club Cottages for Week 10 - 15; Week 21 - 24; Week 27-29; Week 34 - 47; or Week 51 each year.

Those particular underlying VOI would have converted to 56,000 RCI points.

If you owned at Wyndham Makai Club Cottages as far back as 2007 you probably were charged the following for Maintenance Fees by the Property Owner's Association for the underlying VOI:

2007 - $987
2008 - $1,059.94
2009 - $1,144.84
2010 - $1,251.60

Is it possible that instead of saying "... Wyndham put a $2000 assessment fee on it..." you meant that Wyndham put a $2000 lien on the property.

I cannot independently confirm that Wyndham put a $2,000 assessment on your property; but if I were you and received such a bill, I would definitely try to confirm exactly why your property was assessed $2,000.

I cannot absolutely confirm the Maintenance Fee charges for 2007 or 2008; but I have reason to believe they are stated accurately above.

Meanwhile, I have independently confirmed the 2009 and 2010 charge for maintenance fees at Wyndham Makai Club Cottages.

I, also have independently confirmed that their apparently was not a 2009 or 2010 Special Assessment charged to owners at Wyndham Makai Club Cottages.

Good luck to you in your attempt to figure out what has happened and in your attempt to rid yourself of what has apparently become a bit of an Albatross.

If you find that you cannot easily sell the property consider becoming a TUG Member and using the Free Classifieds available to TUG MEMBERS to rent your underlying week each year.

This company contacted me this weekend offering to to cancel my contract for $950, reps name is Matthew Steele. He provides recommendation/referral letters but there's no way of verifying them. Nor record with BBB but could check with Delaware Secretary of State's office to see how long in business, etc.

I also have not come across any Wyndham Makai Club Cottages special assessments within the last year.

My first advice to you would be to look at whatever statement they sent you outlining the breakdown of the $2000 they say is owed to them. This should tell you if it's special assessments or maintenance fees or lien.

However, If you owe them fees on the property, you will not even be able to get this property away for "free" since Wyndham will require all fees be paid in full before honoring any transfer of ownership, even if it's already deeded to a new owner. In essence, as it stands, it will cost you whatever you owe just to be rid of it.

You could of course list it for sale for the amount that you do currently owe on the property, but that is still no guarantee that it will sell. At this point, if I were you, I would call Wyndham Title and Deeding department, verify the fees owing on your account and what they're for exactly, explain that you cannot pay them and wish to save them the time, offer them a deed in lieu of foreclosure. They will only do that if there is no mortgage on the property, and they may not accept it at all. Be advised this may not be the route you want to take as it can adversely affect your credit even though (for some reason) people think a deed in lieu of foreclosure will not - it will. If you do not care about that, and they're willing to take the property back, you will get nothing for it but you will be rid of your current debt and all future maintenance fees. If you would like the department's direct number and how to get in touch with the human there, please PM me and I'll be happy to share.

Just remember, never never never pay upfront fees to anyone saying they're going to sell your property! You may as well throw your money away.
