I’ve been doing various lil offers from HGV and have considered actually buying a resale timeshare. I’m a teacher with a lot of time off and travel 4 times a year. I normally do airbnbs, and may continue if that is the recommended option, but considering a TS. However Im looking for something specific:
- A full week that’s automatically accessible for a fixed time during June/July for an Orlando vacation
AND
- WITH points for other vacays during the year

Is this a thing or has HGV given me the wrong idea? Tysm in advance!

You cant have your cake and eat it too -lol! If you want a deeded week then you buy/obtain that , if you want points then you buy/obtain a week that has been converted to points, if you want both, you need to buy/obtain one of each. We also own (got for free) a deeded July week that the previous owners paid to convert to points. If we want to stay at our resort for our week then we dont get any points. We can not stay part of the week, or stay in a smaller unit, and get some points to use elsewhere as well. We have never stayed there because instead of just getting 1 week of vacation we use those points to book 3-5 vacations, all 7-13 nights long instead.
The only way I see possible to get what you want is to get a 2-3 or 4 bedroom lockout, then deposit part (1 or 2 bedrooms) of that to exchange, while using the other part at the home resort.

Welcome to TUG.

Where do you live ? Where else do you wish to travel?

With a points system, you can get your substitue for a "fixed week" by reserving it 12 - 13 months in advance (depending on the timeshare system.)

WorldMark is a points system. You could exchange into Orlando Marriotts 10 - 12 months in advance, Disney Vacation resorts 4 - 6 months in advance. (There are also two WorldMark resorts in Orlando.) Plus there are 90+ locations you may reserve directly, as early as 13 months in advance (without exhanging).

You are correct about HGVC (don’t buy either BG or HVC/DRI). Like the previous poster said, WorldMark is a pure points system. Also Embarc is a pure points system. The problem with points systems (IMO) is you need to like the resort locations in that system. We personally love HGVC and the system which we are in. I know that WorldMark is basically concentrated on the west coast and Embarc has only 9 resorts (Canada, USA and Mx) with 4 affiliates in Europe.

Hmm, why does it seem like a deeded week is worse than taking points assuming the same price/yearly fees. I wanted a dedicated week at a dedicated resort without pre planning hassle, but I seem better off trying to find the most points for the least amount and booking asap.

There’s no place I won’t travel, as I enjoy solo travel, but I generally travel to FL and CA for theme parks and beach and TN, NYC, and Vegas for easy trips with family. I generally do one 7-10 day trip abroad in Asia or Europe yearly as well.

There are pros and cons to both. Generally for a deeded week the MFs are cheaper than a pure points product, and if it is a lock-off there are better opportunities for arbitrage when exchanging, at least in the II system (not sure about RCI). Points can offer more flexibility, especially if you want reservations that aren't exactly 7 nights. But depending on the timeshare system, it can be harder to get high-demand resorts/dates than with a deeded week. As far as fixed vs floating weeks, there are also pros/cons to both.

It sounds to me like you need two units, one that you keep as a deeded fixed week, and one that you bank into your resort's points program. In many cases that can still be far cheaper than renting, so its worth checking the numbers.

Disney Vacation Club has fixed week products that can be used for the week or points each year. They’re pretty rare but they do exist. They are pricey, even on the resale market.

You do know that teachers weeks off are the highest demand weeks. Everyone who has a child in school has the same week off

I do not think this is necessary. Orlando has a LOT of high-quality timeshares. Yes, kids are out of school then, but there are many more pleasant places to be than central Florida. I think exchange or a point based mini-system is more than sufficient.

For example, right now you can get two bedroom units at Marriott Grande Vista or Cypress Harbour for the bulk of July 2025.

automatically accessible
going down the rabbit-hole due to questionable terminology that TS salesweasels are glad to push. "There must be some misunderstanding. ..."
Fixed-weeks seem to do this, but who would buy a fixed-wk for anything but the highest-demand holiday weeks? (or ski area in ski weather, cuz skiers can be very specific about the snow conditions)
Even "home wk" in HGVC requires you to actually make a reservation. And almost NOBODY would want it the other way.
More fundamentally, almost everybody writes that Orlando & LV always have plenty of easy availability at prices as good as you'd get with a TS.
I don't go to either so I can't speak from experience.

There should be a Hall of Fame for threads started by things people heard from TS salesppl or things the naive said to TS salesppl and had the TS salesppl respond
"Oh sure, you want that and we give you that."

I do not think this is necessary.
Seems obvious. It seems the issue may be that they want to save the hassle of actually deciding what to book every year.
And if they use airbnb, it is a time-sink to dig into the details of the facility and trust the transaction. But as you write, there are easier ways to skin the cat

If you're not fixated on a very specific resort or brand, Orlando has had cash stays for all sorts of resorts every time I've looked in RCI or II. Most of the chains have 3 or more locations there also. Same for Las Vegas. I've not gone in the summer, but in December and January I've gotten a Getaway to Sheraton Vistana Villages and an Exchange to a Marriott in Orlando, and didn't have any trouble booking an HGVC with points in September in Las Vegas.
