I'm looking at timeshare listings for points at grandview. When they list the maintenance fees does that include any yearly fee required by the Resort? I know RCI Fees are not apart of the amount.

Maintenance fees are just maintenance and in some resorts the property tax and even in some cases an RCI membership fee are also included. Other resort owners are billed property tax separately and are on their own to join/pay for RCI. Any resort fees will be billed separately when you stay there. Some resorts dont charge owners a resort fee, just the folks who exchange in or rent.

Not sure about every other year units, but the only fees at Grandview are your MF. They are due in January. There are no resort fees for owners. Property tax is included in your MF. A points week will also have annual RCI membership and trading fees when going to other resorts.

At Grandview there are a range of RCI points for units, but the annual MF fees are same. All 1 bedrooms have the same MF and the two bedrooms are simply double that, but the range of RCI points is wide.

You do not want anything below 49K points per bedroom (1 bedroom - 49K and 2 bedroom - 98 K). These are reasonable units for their points to MF ratio. Watch and wait, and you can pick these up for free or for transfer fees. The 61K and 122K units (1 bedroom and 2 bedroom) are what you really want, but can rarely be found for free. They may have the best points to MF ratio in the RCI ecosystem.
