Thinking of adding some resale points for first time.

Hi,

We have 2 separate developer contracts at PCB for a total of 325k points. We were grandfathered in with HK credits, Silver VIP level membership with less than the current required level points and whatever they grandfathered you in back in the day. These were originally my parents points but my father died and my mom kept them for a few years but was never using them so we transferred ownership. We love our ownership and use our points wisely trying to use the 60-day discounts.

Anyway, that's our ownership background. We have started talking about adding some more points via resale and have a few of questions.
  1. When looking at deeded contracts on eBay, the annual costs seem to be always higher than the maintenance fees spreadsheet for the current year. I realize that program fees are not included in the TUGBBS spreadsheets, but the difference in what I calculate the annual fee should be and what the listing shows varies anywhere from $200-400 annually. Any info/ideas on what this difference would be?
  2. I've never added an additional contract, but would assume we would just add program fees as per the $/1000 rate shown? It wouldn't matter whether it was resale vs developer?
  3. I have seen some posts recently about when to use your resale points on a reservation vs using our developer and trying to use the resale in large "chunk" point reservations as the reservation transactions/HK credits are not "free" when using resale points and are quite costly. Is there any more tips on this subject or things to think about?
  4. I see that the turnaround time on a resale purchase can be anywhere from 4-6 months and depending on the dates of the points you might not get points that year and you might have to fight with member services to get what you think are yours. Also seeing some of these auctions where the seller pays for transfer fee and closing costs. I am guessing other than a listing for a resort with low MF's and a low/zero selling price, these "paid for by seller" items would be next in line for what to look for?
I think that is all I had questions on. Thanks in advance to whomever responds. I did look for some "sticky" posts on this, but wasn't finding anything. If there is one, sorry for missing it and if you could point me in the right direction, I would greatly appreciate it. I sure enjoy reading this forum every month or so and have learned quite a bit.

For #1 and #2, the ebay auctions and even the estoppel from Wyndham just list the Maintenance Fees. Not program fees. Unless a contract is an older fixed week converted to points, the MF will be identical contract to contract at any specifiic resort no matter the number of points associated. The minimum program fee is cumulative amongst all contracts, so you will be paying the lower / 1000 program fee rate, whatever it is now.

#3, yes for your resale points you will have to consume HK. Depending on the size of the contract you are getting, you will be awarded 1 HK per (I think 70,000 or 77,000) points. So know ing that, you want to avoid using your resale points for a bunch of small short trips because you will be PAYING for HK. I use my resale points for large "far in advance" bookings and rarely consume all my HK

#4, you may have to fight them to get current use year points. Yes, it takes 4-6 months. I have gotten mine both times I have bought resale. I am a hybrid retail VIP / resale owner

There's no reason to not buy resale. I would priorize low MF over anything having to do with purchase cost or fees to transfer. Low MF is the most important issue.
 
I was thinking about this as well, and wondering if there is any benefit ( or even possible ) to add the resale under a totally separate "account" to avoid any messing around with current points. My reasoning is that what if there is one resort that you know is a certain number of points every time you go, and this resale is *only* for that resort stay. I am happy with our current setup ( which are not resale ), and really don't want to worry about which points are being used and when and where, etc.

No, that's a bad idea to have multiple accounts.

There's zero reason to not combine them in one account because:
1. Points pool and will have the same use year, you use them all, the only time they draw from one specific contract or another is if you utilize ARP at your home resort between 10-13 months.
2. Housekeeping and Reservation Transactions pool. You will likely end up with more HK if you pool your points.
3. More total points in case you want to make a trip to a resort which will consume a large number of points (like Hawaii, New York, Canterbury, etc), all the points will just be consumed out of one large pool under 10 months. If your points are in different accounts, they don't combine.

Points are points at 10 months, and outside of 10 months if you don't have CWA, you can only book at your home resort, and ONLY those points, so it doesn;t matter.

Question if I have 205 K CWA points and two other deeded contracts for 105K UDI each total 415K , I understand buying resale CWA points wont count towards VIP, but what about a deeded property for 100K points or so ?

Resale deeded properties do not count towards VIP either.
