I booked a last-minute exchange here this morning and am having second thoughts after reading some Tripadvisor reviews (I can't find any on TUG).
I assume I have 24 hours to cancel without penalty, although the confirmation I got says "This Getaway is nonrefundable. A refund will not be issued in the event of cancellation."
This was not a getaway, so I'm confused by that statement.

How last minute? If it was an exchange, II has this in their terms and conditions. This means if you book within seven days of travel the 24-hour cancellation rule doesn't apply.
Under II’s Exchange Cancellation Policy, a Member may be entitled to cancel a Confirmation where the Confirmation is issued seven (7) days or more prior to the first date of occupancy. In order to cancel a qualified Confirmation, the Member must notify II of their desire to cancel such Confirmation within the first 24 hours after the exchange request has been confirmed. In the event that the Member has used the Deposit First method of exchange, the Member’s exchange fee will be refunded and the deposit will revert to a status such that the Member may redeem such deposit at a future time to place another exchange request. If the Member has used the Request First method of exchange, the Member’s exchange fee will be refunded and the right to occupy theHome Resort accommodations shall revert to the Member.

Then there shouldn't be an issue cancelling. I just looked at an exchange confirmation and it has the same verbiage about the getaway being non refundable. So it looks like canned text on the confirmations.

I'm wondering if you read the same info on tripadvisor that I just did. This resort is on my "future trip" list.

I just looked on TA. On trip advisor the average satisfaction rating was 4.5. This is pretty good! 90% of the reviews said Good to Excellent. Only 2 out of 50 were in the poor to terrible range and only 1 of those was recent. Many of the negative comments were bordering on superficial - - like needing to put a towel on the floor to absorb the melting snow from their own boots. No pool (author didn't do their homework). Had to empty own trash (poor baby - - but not unusual). So, maybe these are "outliers" - - negative things do occasionally happen at any resort and some people exaggerate these negative experiences especially when they're having a bad day.

In contrast, I looked up the rating of Four Seasons Troon (4.6), Marriott Grand Chateau (4.4), Hyatt Pinon Pointe (4.2) and Marriott Newport Coast (4.3). All are IMHO excellent resorts that I would return to in a heartbeat. So, getting a 4.5 rating is right in there with some excellent resorts.

So, I'd consider this to be a decent enough place that is well located in Santa Fe. I wouldn't worry too much about it.
 
I would have been willing to try it, but it was vetoed by my husband. He said from what he read, it seemed like more of a condo development, as opposed to a true resort.
Downside for me was there was no pool (I like to swim laps in the mornings), but probably not surprising given the central location. We were in Santa Fe 15 years ago and stayed at the Villas de Santa Fe, which was very nice.

It did not last long after I canceled it, so I'm a bit bummed. Back to the drawing board.
