It is converted motel. The place was mismanaged ~10 years ago and the HOA threw out the management company and the new company (Defender Resorts) did a good job in renovating and maintaining the units over the last sevral years. There were special assessments for the major works and refurnishing. They replace the furniture about every 5 to 7 years. The kitchen area have renovated. The units are relatively comfortable and the resort is walking distance to amusement park, grocery and restaurants. The staff are friendly and very helpful.
10 years ago, there was a large inventory at the resale office and 2 bedroom prime summer weeks were selling for about $3-4K. The inventory have shrunk. Red weeks have been listed $4-$6K in the last few years but prime red were normally not available at the resale office. Currently they only have 3 units listed for sale. A 1 bedroom week 25 is listed for $6K. Some of the 1 bedrooms are ocean front and are priced the same as the 2 bedroom units.
The resort is affiliated with both II and RCI. It traded well with II and you can get an extra if you deposit it for exchange. RCI had it as RID (now silver crown) at one time. That designation was removed in last year or two.
