The Bay Club at Waikoloa Beach Resort - HGV Purchase Questions?

This was advertise as including the 7000 points.


Reading the contract there is an additional clause in it "special clauses".

Hilton Vacation Club Points are optional, there are 7,000 points associated with this ownership. If Buyer chooses the points option there are additional transfer fees of $299.00 plus Hilton's $125.00 Club fee.


It this normal?

Also at what point does it go to the Hilton Right of Refusal process?

That is normal. Bay club is an affiliate and you can own there without being in HGVC. I thought the extra transfer fee was higher, but there are lots of Bay Club owners here who will know the details better than I.
 
To enroll a Bay Club week in HGVC it's $500 for an every year or $250 for every other year, this sounds like an EOY and they are tacking on $49 processing fee. If you already have HGVC account, no need to pay the club fee, otherwise this will get you in the club and the 7000 will transfer.

There isn't rofr here, I bought a 1br eoy for $299 on eBay.
 
Yes, it's normal. Bay Club is an affiliate resort, so if you want it to be in the HGVC system, you need to pay the one time enrollment fee of $250 or $500 (depending on whether it's an every other year or annual deed) and annual club fees of $125 (in addition to your regular MF's). Whether or not you join HGVC is totally up to you. Many owners choose not to.

Also, SmithOp is correct. Hilton does not have the Right of First Refusal option on Bay Club sales.
 
The possibility/probability of Bay Club breaking ties with HGVC (or vice versa) has been discussed in the Hilton forum several times. The general consensus is that it would be highly unlikely.

I'd suggest you spend some perusing the TUG Hilton/HGVC forum. You'll find a wealth of information on both the Bay Club and the HGVC system!
