Well it is calculated at a % of MFs, so if MF are high then Tax will be high.

The TAT is not only high at this resort, the TAT on Maui is very high for all resorts. We stay at the Maui Bau Villas in a 1BR and they run about $30/night also.

Isn't the percentage the same everywhere? I'm assuming I pay less in maintenance fees that someone owning a Hilton or Marriott. I would be surprised to find out (or maybe not) that different properties have different percentage calculations. Do you know what the percentage is? I'm trying to find it.

I don't know. I would think they are. I was trying to find out what the percentage is, but can't find it.

My point was, since Maui Hill is not one of the "elite" properties like a Hilton or Marriott, the maintenance fees, and therefor the TAT, will be lower.

I thought I read that it was based on property taxes for the week.

The taxes the county gets from the hotels is astronomical, so I am glad to own timeshare.

I still think that is high. I think it was $149 two years ago at Westin Ka'anapali in our one bedroom (not the studio).

The TSO (Timeshare Occupancy Tax) is based on *I think* 10.25% of 50% of the maintenance fee. The higher the maintenance fee the higher the nightly rate. If anyone can confirm the *I think* percentage, it would be great. I understand there were some changes a couple years ago regarding the tax and localities being able to add an additional percentage on to TAT, but I don't know if that impacted TSO.
