SVV 2br LO MF ??

Currently I own a 2 br at SVV and my MF are 980.44 for 81,000 Options, I have been looking for another unit and I have found an owner that tells me that he has a LO for MF of 1202.57 and he gets 81,000 options....Is this true?? Why would I want to pay that much more for the same Options, yes I understand I can LO one unit but for 222.13 per year? Maybe someone could explain this to me, I must be missing something.:confused:

The lockoff is 96,700 SOs I believe. As for the MF, it is higher due to the higher square footage. Take a look at the Maintenance Fee thread to see exactly how much it is in 2008.

You own prime season in a non-LO 2 bedroom; the other owner owns high season in a LO 2 bedroom. If he owned prime season with a LO unit, his unit would be worth 95,700 options; if you owned high season in a non-LO 2 bedroom your unit would be worth 67,100. MF are generally the same for the same unit size, regardless of season owned (there may be slight differences if taxes are based on purchase price). So, as you've realized, you can pay higher MF for the same number of options. One thing to remember, though, is that the prime seasons usually come with a higher upfront cost. You'll want to figure out how many years it will take to break even with the lower MF.

If you both have 81000 StarOptions, then you probably have a 2BR in the Platinum season and he has a 2BR Lockoff in the Gold season which restricts his reservations to weeks 1-6, 18-22 and 35-50. The Lockoff is a larger unit and therefore higher maintenance fees.

Thanks, I will keep looking for the lower MF for the 81000 options. I usually exchange in SVN anyway.
